An update on Balador Athena Phase-1, the project is complete and has received the Occupation Certificate. The flat owners have been communicated by the Balador management, the flat are available for possession upon competing the final formalities.
I have already taken the possession of my flat at the start of this month.
Hi, most of us are demonstrating displeasure but not coming forward to get together ,at least for a common cause.

Hello, As you have decided to take possession, you must have taken care to know easy, continued,regular availability of basic needs. You must have contacted to the existing flat owners who have taken possession. Are they facing any hardship? access/exit is not proper, security and other such facilities are not in place etc., Have talked to the concerned official of Builder who can give authentic response without any if and buts or happening of event(s). Give us feedback to the extent possible.

As you are opting for early possession I have few queries regarding that and would like to discuss. I am also in contact with Mr. Inamdar (another flat owner), and we feel we fellow Balador flat buyers should connect and share updates. Also, if you are in touch with anyone else who has booked flat in Balador please include them also.

Hi, Some have taken possession under compulsion,though all internal roads are muddy and ill prepared,no parking,piling of debris all over,no proper amenities or not in order. lwt wait till final oc and cc is obtained and final demand letter comes with those certificates and demand of other payments.honesty ,though not doubted, expectations of flat buyers to get what was assured should not be dusted after such a long waiting period under any pretext. Flat buyers should be rewarded for their holding on patience by offering more amenities and discounts. Hi, 2/3 BHK Flats at Athena: 1st Phase of 290 Flats in 9 Buildings of 6 Stories. Current the painting work is going on outer walls of the building. The coloring of 'F', 'G', and 'H' was almost complete. And few days of coloring work was remaining for the other buildings.
It is expected that the date of delivery will be by end of October 2014.
@ Vatsa, It is also heard that they are also thinking of giving early possession to few flat owners on owners request, by sending an email to them. As they are planning to apply for part Occupation Certificate (OC).
Hi, The expected date is now stretched to mid December,2014. it is highly doubtful that you would get club facilities to your service,though you will shell out money. It is not a adverse remark,but realization of fact of one sided compulsive tolerance .

I have booked a flat in Balador Athena. The current expected date for possession is given as end of October 2014. Also, the last time I checked in May 2014 the rate was 3960/- per sqft.

Thanks pawan, This is really a very useful information for the buyers as they have invested their hard earned money and waiting for 3 years. As they are planning to apply for partly Occupation Certificate.
I am the first owner of the project as booked on 10AUGUST2010, Now builder got every permissions and I personally checked.We will get possession at the end of Dec2014. hopefully
The very fact that rate is still at static level even the project is progressing,it is evident that demand is depleting due to delay in project. good project does not mean to sacrifice time sine die and not to question and go on tolerating.

In short, it is still going to take some more time before they give possession of the entire project but individuals can request and get part-possession of their flats. I could see atleast 5-6 families have already moved in and few others are moving-in in coming days.
Hi,Project cancelled terrace garden. Project start on July 2010 till date it is running and it may take at least 6 month to complete but for amenities there may be changes.
Hello, Thanks for response. However,it is a replica of what is already articulated. Now they have dropped the idea of terraced garden in view of objections from top floor buyers. I am concerned about assurances and commitment made in hand outs and on web site. Are you a one of the buyers ?

Hello, Seems to be good project undertaken by Sabio Eagle Realtors Group. Came to know that the first residential phase of Balador is set by beautifully terraced gardens in a traffic free environment where children are free and safe to play and elders to walk. There are a multitude of private spaces that enhance community living. Instead of using the concrete structures, the developers have gone ahead with their idea of giving a natural landscape outlook for the apartments.
