Apart from that, Moshis proximity to the Chakan industrial area, which is home to national and international automobile companies like Volkswagen, Mercedes Benz, and Mahindra & Mahindra is expected to bring in more and more revenue in the area. The average residential property rate in Moshi is Rs.4950 per sqft. And some of the Residential projects in this area are Pharande Woodsville Phase II and Pharande Woodsville Phase III.

Q: The Pimpri Chinchwad Municipal Corporation has proposed a 5% increase in tax on residential properties from the next financial year.
Latest Answer: As rightly said by Gauri, the Pimpri Chinchwad region seems to have made this move with the view of increasing their revenue. It is one of the upcoming suburbs in Pune and has large open spaces. This has helped it to attract premier real estate developers to the region for their new projects. I as an investor would at the flip side of this, Prices are surely expected to rise in near course, so this would be the opportune moment to make an investment for the future. Take an example from my recent investment in Antheia project by Mahindra Lifespaces which is situated just a 5 minute drive from the Mumbai-Pune Highway. This suburb is located near the fast developing industrial and IT hub, so it won’t be surprising to see property in the area expand quickly.

Latest Answer: Kanakia Aroha is a premium project from Kanakia Group. Expected posession Dec 2017. The whole area is undergoing massive development. Oberoi group also has acquired a land from TATA group nearby for Rs 1,150 crs. Kanakia Aroha seems to be a very good project to invest or to live in.

Latest Answer: I have booked in Yashwin Block B for Vilas Javdekar last year August 2013 under 10% pay sheme however now its August 2014 and still I am waiting for agreement/registration. The builders are not giving proper answers and they keep saying that they are waiting for environment clearance. I already wasted my money...They have not started even..its a plain land..not advice to suffer like me..

Q: Pune District Housing Co-operative Federation has strongly opposed the Pune Municipal Corporation’s (PMC) proposed reservations on open spaces owned by societies. As per i know the spaces belong to societies and so they have the right to decide about there open spaces not PMC. What will be your take on this proposal?
Latest Answer: I heard that the Pune Municipal Corporation (PMC) has received over 25,000 suggestions and objections on the draft Development Plan (DP) for old city areas till two days before the 60-day deadline given to citizens for having their say in the city’s future development. A month’s time was given to people to submit their suggestions and objections. But citizens groups demanded an extension saying that 30 days was just not enough to understand such a plan and submit their views so following pressure from people made the state government gave an extension of 60 days.

Q: Hi..what is PPP model..?? Is it implemented in any states..?
Latest Answer: Hi Krishnendu..the model has been successfully implemented in Kharadi near Pune. This locality gives very good road network connectivity. Few other cities where this model is implemented are Hubli and Dharwad , Nagpur, Navi Mumbai in Maharashtra.The Delhi and Mumbai Airport and the famous Hyderabad metro rail project are also examples of how well the PPP model can work.

Q: How is the current real estate sector in Pune? Does it have any good demand? Is it wise to invest here?
