Pallavaram Locality Review

Q: Hi I am planning to buy a property here. Please let me know is it good for investment purpose ? How is the connectivity from Pallavaram to other parts of the city?

Hi, recently my friends have had to purchase the flat in this location as he is IT professional and working in IT company. when I ask his experience while purchasing the properties he told me that while considered investing in a house along the OMR last year but my wife and I put it off because property prices were quite expensive in the areas that we were interested in.This was the case even with residential complexes that were located far away from my workplace. We finally bought a flat in Pallavaram and the amenities available here are far beyond anything I could afford in the city.

Hi, As per realty consultant, The land prices in this area are low and that's why property developers are able to give house owners value for money. A good property here costs anywhere between 50-60 lakhs, a fraction of what it would cost in many other parts of the city. Besides, Pallavaram is only 7 kilometers from the airport and about 12 kilometers from the city. It's not a remote location anymore.

Hey guys I heard Pallavaram is an excellent locality access to the Railway Station, Bus Stand and Airport, also It is one of the already grown parts in Chennai. Can you name some reputed schools and colleges? How is the social infrastructure there? How is the water and electricity supply?

@Rubiya: Some of the prominent schools and colleges in the locality are Annai Teresa Higher Secondary School, Contonment High School, CSI St. Stepen's Matriculation Higher Secondary School, Good Shepherd Matriculation School etc.

The locality also comprises various hospitals and also health centers such as ESI Hospital, Menon Hospital and Deepam Hospital, . The water supply in the area is supplied by the auro water plant and metro water along with three phase electricity to the residents by the Tamil Nadu Electricity Board.

I want to know the current ongoing price trends in Kelabakkam? Which are the good projects in Pallavaram which is worth investing? Can you tell me the price details as well. Can you name some of the best developers?

@Kunal: The various realty projects in Pallavaram are Aadinath Aura, Harmony Blue Moon, Chitra Township, Zamin Pallavaram, Deccan Pragati, Ruby Valley, Siddarth Avenue, Sankars Vibrants, Aaditi Ananya, Vikas Hill View, Chitra Township III, Rajparis Ram Nivas, Deccan villas, Aditya Enclave, SkyPark Residences, Sideswar Apartment, and many more.

The various other upcoming projects in the locality are Olympia Grande, Sri Krishna, Guna Pallavaram Flats, Brownidge Square, Antonys Glint, A P Amitthalaya, Varahis Nest, Bhaggyam Sadhana, and many more.

These project prices range between Rs.3,500 and Rs.5,700 per sq ft for residential projects and land plots are priced between Rs.2,500 and Rs. 6,000 per sq ft

@Supratim: The industrial township MEPS is located very close. The place has metro rail stations which come as center point for people who live Pammal, Old Pallavaram, Kezhakatalai, Anakapathur use this facility and airport is just 3 Km from here.Good growth has been seen in the realty market due to its recent infrastructure development and has attracted many buyers and developers to invest in the locality. It is about 17 km from Chennai and mostly known for its lively residential colonies. Pallavaram is a part of the Tambaram Taluk and is surrounded by various commercial supermarkets, hospitals and health centers, educational institutes banks, etc. The locality mostly comprises various villas and apartments.

The suburb is easily accessible and has a good connection to the Pallavaram Bus terminal that connects the area with the other localities in Chennai. It is about 23 km from the Chennai Railway Station, about 4 km from the Chennai Airport and about 18 km from the Koyambedu bus terminus.

@Ravi:Pallavaram is a fast developing area and well connected to the city. A place for middle income group. All amenities are available nearby also clam & very good residential area.It is fast appreciating area and well connected to all main places in the city. According to me you can expect good returns within 3 to 4 years.

Coming to social framework, Pallavaram has added to a considerable measure through the years. Numerous educational institutions are very close to this area.

In terms of transportation, while there are relatively fewer buses plying through Pallavaram, their frequency has increased over the years. The road is also strategically located. Traffic is not an issue on the road as there is hardly any congestion. one of my friends who is a student who regularly uses the Pallavaram-Thoraipakkam road, says that it is far better maintained than many roads he has seen in Chennai.
