I was visited at alliance group, galleria project is a well designed for living with luxury with separate wall system with noise reduction and i saw the service on other residential project of alliance that's good.
Hi All, Please dont book the apartments here. They dont respond you properly once the advance is paid. I paid my advance 05/11/2014 and they forced me to pay for the agreement which i dint. They dint get the CMDA approval yet but they lie that they'll get it in the near future. In the cancellation part they dont return the full amount. They are deducting Rs. 50,000 from the advance. They are totally cheating on us. Never go for Alliance Projects
Welcome to world of Alliance projects. If you can I would suggest get out of the project the loss will be minimal rather than sticking on with them for a more painful journey. I had booked another apartment with Landmark constructions for a project that was not yet approved and launched. They took cheeque from me and for 6 months they did not encash it telling only after approval is received they will en-cash, I further cancelled the booking and got my cheque back. That was the transparency they maintained which is very high from Alliance standards.

I find the project in Pallavaram radial road to be one of the biggest projects by Alliance group. I am keen to invest here for my personal use. Does anyone know when is the CMDA approval expected? I am sure Alliance is not going to take a risk with this project like orchid springs. your feedback will be much appreciated.
Hi, not sure how u term Galleria as their biggest project, it is 1215 apartments in 8.5 acres but Orchid Springs is 2300+ apartments with 18 acres. and they have completely messed up OS project. It was launched in 2006 and today in 2015 first phase is not yet completed. I am a buyer and booked in 2010 and still waiting possession. The amenities they have promised are no where in sight and it looks like another 2-3 yrs away. If you have excess money to gift to alliance for 10 yrs and wait for them to complete it, they they have launch galleria is just same like OS was launched without approval and took 5-6 yrs for approval..all signs show they are going to do the same since they are unethical in their business practice. All the Best if you have decided to Invest in their project.
Hi Somesh, Thank you very much for your guidance. It's a well thought through response. In my though buying a property is one of the challenging tasks and I personally prefer ready to move projects, is obviously the price is little bit high but you can visualize a project on your own.
People are being mis guided here about alliancd being top builder....they are one of the worst with very poor trach recored...pls beware before investing in any of their projects and be ready to get the delivery delayec by years as per their pasr project exp.

All agreements and payments are completely one sided, which means if you sign any document and pay a penny in advance you are trapped, and beyond that point you will be treated as a pariah as well as looked upon with suspicion (Now you are a liability, if you exercise your rights to demand good timely service and quality), and will be at their mercy cos you have trusted and signed on the dotted line! So think very carefully, if you do not find anything better, feel welcome to the nightmare, you are willingly entering. The companies claims of top rated builder is a lie beyond any doubt. This company achieving that status is a pipe dream, as I feel the core is rotten. BEWARE! before you invest in your dream home.

Hi, we are planning to buy a flat in alliance pallavaram.uds for 1365 sqft flat is mentioned as 19% and car parking area not included.total land is 8.3 acre n 1215 flats.why us is very less?.anything wrong with this us percent.let me knowing if any idea about this.thanks in advance.
Guys...Alliance is number one fraud builder..please do not invest in any of their projects..Talk to buyers of Orchid Springs to know the reality. Orchid Springs was pre launched in 2006 and no work was started till 2010 and still in 2015 it is not yet completed. Aliance is also charging unfair interest on delayed payments for and no payments made from their end for such huge delay. Pathetic staff and worst construction quality. PLEASE DO NOT GET TRAPPED BY THEIR SALES PERSON. MOST OF THEM QUIT JOB IN MONTHS TIME AND YOU NEVER SEE THEM AGAIN.
Hi all, Alliance Galleria is one of the good project for investment in pallavaram, Chennai. currently price range is in between 4900 to 5000 per sq ft and project is available in 1,2 and 3 bhk unit. project is approved by all national bank and private bank link hdfc and icici bank.
Hi George Abraham, Basically the project location is good and it is emerging place. You can see lots of projects are coming there. Lots of options. Choose the right project. Also check how much you gonna pay finally and decide. All the best.

I am a buyer from Orchid Springs...they committed delivery in 2012 and even now in 2015 my flat is not yet delivered. Most pathetic builder. Please do not invest.

What is the general opinion. Is it a good investment? I think the pallavaram thoraipakkam road will emerge as a major bussiness hub as time goes by How is the builder?
As per my knowledge, Payment schedule of Alliance Galleria like :-
Booking advance- 2Lac/3Lac, On signing the Agreement within 15 days from date of booking- 20%, On getting the approval from CMDA- 20%, On completion of Foundation of respective block- 15%, On completion of 3rd floor roof slab- 7%, On completion of 6th floor roof slab- 7%, On completion of 9th floor roof slab- 7%, On completion of 12th floor roof slab- 7%, On completion of respective block external painting- 7%, On Handover- 10%.
