Hi i would like know more on the Ravinanda Skylights

Q: i am interested in the project and would like to know more.... towards procession of and are all the related documents ready ???

The project looks good but why this is no APF for SBI, reluctance of sales staff towards loan from SBI. No proper info or project details document even after confirmation token amounts. This is raising questions towards Ravinanda Landmarks transparency and professionalism. Any response ?

when we talked to the 2-3 flat owners in 1st building, according to them builder is introducing surprising factors at the time of flat possession like owner has to pay the deposit of rs 50000 with the for safety against the shifting of luggech, in case you are renting out the flat, tenant is also required to pay the maintenance charge means builder is charging double maintenance. Also the overall quality of the work done is not satisfactory. Possession promised was for July 2015 but families still struggling to get possessions.

Even I inquired about the project and they directly say no to sbi loans. they don't have APF fom sbi yet though project has been launched in 2013. when asked about EC they said it's still in process. After visiting the site, i found that ifra looks good as compared to other projects.

Hi all,
May i know the location advantages of the project? Which are the neighbouring areas of Wagholi? How is the infrastructural development in the areas? I heard that water and power supply is not good enough. Is it true? Kindly be honest.

Hi Abhishek,
It is well connected with the other part of the city such as Pune Railway Station-15 mins, Airport-10 mins, Columbia Asia Hospital-9 mins, Kalyani Nagar-10 mins, Kharadi IT Park-10 mins, Koregaon Park-10 mins, Magarpatta City-12 mins, Inorbit Mall-7 mins.
The locality is close to places such as Kalyani Nagar, Koregaon Park, Viman Nagar, Nagar Road and Kharadi.
It has excellent infrastructure and various modern facilities like hospitals, malls, supermarkets, banks, ATMs and many more nearby the project. However, the infrastructure needs to be upgraded.
Water supply and power are the main concerns and need to be addressed because these are the basic needs and gram panchayat are taking care of it.

This project comes under Gram Panchayat of Wagholi. The project offers 1 BHK flats in 635 sqft. and 2 BHK in 935-1125 sqft, @ Rs. 4000/sqft. It cost near about Rs. 25.40-45 lacs which is affordable by both middle and upper class. samle flats are ready for site visitors.
Almost all the top banks and financial organisation is readily available for purchase of this project.
The expected date of possession will be near about July'2015.

I visited the site and inquired about the project, yet the sales team is unable to clear the doubts like:
Does they have all necessary approval for the new buildings which are under construction?
Your Sales team directly says No for SBI home loan? why?
As everyone know that SBI bank verifies all the document of builder and does not allow any gap in the process, Now a days simple way to trust any project if SBI is ready to give loan.
I believe you should agree to this fact.
Any reason why no to SBI?Also possession dates are keep on changing any reason?

Hi Anita,
I would like to tell you that one of my friend have booked 2BHK units of this project and he is always in touch with then. When asked regarding your issue he told me that they have shown him all the documents related to project. This project is a Gram panchayat approved and almost all the banks are funding. This project is under construction phase and in full pace. Even sample flats are ready for site visitors.

Wagholi is one of the fastest-growing suburbs and one of the Pune's upmarket area in India. It is situated near the centre of Pune. It is an industrial and warehousing belt of pune and now has become a popular residential destination. It is popular because of the affordability factor, proximity to various IT parks, good connectivity etc.
The property rate comes between Rs. 3600-5400/sqft. The price of the apartments varies on the design, infrastructure and amenities provided. The area has great potential for growth and rate of return. One can see the 7-10% rate of return annualy. The growth rate in this area is 7%. According to my opinion 3-5 yrs of investment period will give you a good return in future.
