Q: Hi Can anyone tell about SBP homes extension 3 in sector 126. I wanted to know about following :
1.Possession for 3bhk flats (any delays as I saw for their other projects are getting delayed so this will impact current construction). 2.Quality of Construction.

Hi all, I wanted to know the connectivity of this project? What are the option available in this project? It is mention on their website that they are providing Independent Duplexex and shops as well.
Okey, This project has a good connectivity with other part of the city like Chandigadh-5 kms, nearest shopping malls-2 kms, Mohali Bus Stand-5 kms, Golf Course-3 kms, Hospital-2 kms, Airport-10 kms. It offers 1/2/3/4 BHK apartments, Independent Duplexes and Shops as well. 1BHK in 770 sqft, 2BHK in 1130-1370 sqft, 3BHK in 1510-1810 sqft and 4BHK in 3010 sqft. The current price they are quoting is Rs. 2200-2300/sqft.
Well Harmeet, These are Car parking for each home, power back up upto 500 V.A, 30' wide road, Fountains & waterfall, Kids play area and jogging track, CCTV cameras, 24 hrs walled security, Separate rest room for drivers & maid, Steam Bath & Sauna etc. Almost all the leading financial institutions and centralize banks are funding this project.
Hi Robin, The possession of 3BHK flats will be in June'2014 and the material used in the project is "A" Grade. It is not true that delay of one project will affect the other project. Even i went for a site visit i saw the construction work which was in full pace.
Yes But I have contradicting possession dates . Their representatives say possession of 3bhk (1810 sqft) is October 2014 and I saw their ad posted for the same on 99acres and that tells possession to be Jan 2015. So what is true I can't judge merely by construction.
My friend have purchased 3 bhk flat in 2012 feb in this project. They promised him possession at the end of 2013 june. After giving 90% payment before june 2013 as per their timely payment plan, He is still waiting for possession. They are blaming high court order to stop mining for this delay in possession however their other projects are growing faster even after mining ban. As in india there is no monitoring on flow of money from one project to another. He is giving bank loan EMI + rent and this flat becomes 3-4 lakh costlier to him just because 1 year delay in possession and still there is no clear date of possession. As there is no lift, electricity connection, water connection, road connectivity etc took place yet. I would suggest to go for ready for move property else you will get looted as my friend. This is the situation in our realty sector and our corrupt law makers don't have time to run parliament to pass good bills & laws for the same.
