In case you are buying a piece of land on which construction of building is yet to start, you will have to pay a registration fee of 1% of the land value. But for any subsequent sale of the constructed property, the registration fee will be 1% of the total property value.
When you buy immovable property, you have to register the papers. for your undivided share of land (UDS) as well as the construction agreement at the local sub-registrar’s office. The fee for registering the undivided share of land is 1% of the property value mentioned in the agreement. Since October 1, 2013, Tamil Nadu government has enforced the registration of construction agreement for a fee of 1% of the agreement amount. You will not be able to register the UDS without registering for the construction agreement.
