Understanding Sector 82 and 83 in Gurgaon

Q: I was looking to invest in either sector 82 or 83 in Gurgaon , please can i get an insight into this area?? will it be good investment??

where is the ideal place to buy apartment flats whether its sector 82 or sector 70 in gurgaon. builder floor is good or apartment flats which one will have more resale.

Hello Kavitha,
There are many options floating around 70-72 Lac with brokers In Sec-82. Considering the market dynamics you can negotiate it to 68-70 Lac. There are huge inventory details on common floor site within your budget. Please do a little homework before finalization as Real Estate market is under pressure.

I am a first time property buyer. I am planning to have an apartment in Gurgaon. My friends suggested Sector-83. I need to know about this Sector. Is it a decent location? What about nearby availability?

As per my knowledge, among the dissimilar emerged sectors one of the utmost and well developed sectors in Guegaon is sector-83. Embodied by many sectors like Sector 82A, 82, 84, 77, 76 & 85 has all what cutting edge and high class living is an example of. Sector-83 involved a limitless region which is greatly urbanized with educational institutes, business centres, shopping complex, film theaters and more.

As per sources, the average residential price of sector-83, in year 2009 Oct-Dec was noted around 2600/sq-ft. After many ups & downs the price trend showed significant improvement in year 2013. Now in year 2015 Jul-Sep, the average residential price is around 5900/sq-ft. This sector is very much suitable for investment as well as end use. Good connectivity, decent location & infrastructure growth proved to be strong key factors of this sector.

Sector 83 is a neighborhood in the satellite township of Gurgaon. Located off NH-8, Badshahpur, Manesar and Chhatarpur are some of the nearby areas of Sector 83. Real estate prices in Sector 83 are witnessing a constant growth due to enhanced connectivity on the Delhi- Expressway and the presence of metro rail. Off course these sectors are very famous and surrounded by real estate property. The main reason before developing these sectors are, it is located near NH-8.

The area has definitely appreciated in the last 4-5 years and the prices have been fluctuating heavily in the past year.. it has gone up in the last quarter of 2013 but has now slightly come down. The average price here was around Rs 6200 in Oct- Dec 2013 while its around Rs 5500 in the quarter of Jan to march 2014.

Once the projects are completed and ready to move in the prices are sure to increase many folds. Now the apartments are available in the price range of Rs 75 Lakhs to Rs 1.6 Cr.

Sector 82 and 83 are good investment area, there areas land bank is with the Vatika group and there are number of projects by them coming up here - group housing, high rise, builder floors, plots etc. The area is right off NH-8 and is an upcoming residential locality. location wise pretty good as its near the intersection of NH8 and Dwarka Expressway

The most important factor in favour of these sectors is the excellent connectivity that it offers especially after dwarka expressway starts functioning. IGI airport will be easily reachable and so will be dwarka and other parts of delhi; IFFCO chowk one of the major intersections in gurgaon is just a 10 mins drive from here . There is metro connection proposed parallel to Dwarka Eway and so will be near the metro as well.

Thanks Antara, Sounds like excellent connectivity , however; how is the presence of other social infrastructures?? Are there schools and hospitals nearby?

Yeah, although there are no schools or colleges or hospitals within the sector , these are available in a radius of 5-6 kms . There are a number of small hospitals like Shri balaji, Ravi hospital and Yashlok medical centre that are nearby.Ayushman hospital and trauma centre at hero honda chowk is also easily accessible.

There are commercial centres nearby and the amusement park Aapno ghar and Hyatt regency is functional nearby.

There are some institutes like Indraprastha institute of managements that is close by and so is jhankar high school and government high school in the nearby sectors of 77 and 86. IMT manesar is also in close proximity..overall the area is quite promising.
