As per the details shared by the BBMP, civic amenities are currently lacking in six categories of properties, which include residential buildings constructed by Karnataka Housing Board, Karnataka Industrial Areas Development Board, and Karnataka State Small Industries Development Corporation. In addition, civic amenities are also lacking in a number of areas which the Bangalore Development Authority has reconveyed. The category also includes those properties which have been regularised under the Karnataka Land Revenue Act Section 94 (C).
Seriously it is very confusing. The BBMP is also contemplating to scare up betterment fees from those property owners who have already built a house on their land, without trampling on any norm. :( :(
As per market reports, the owners of deputy commissioner-converted properties are suited for ‘A’ khata, in exchange of a stipulated fee. Given the new hike, the Palike will scrape up a betterment fee of Rs 200 per sq meter in the 100 old wards and in the leftover 98 wards of the New Bangalore it will collect Rs 250 per sq meter.
Yes you are right Devraj, The Palike is in talks to mark up the betterment fee by 10% every annum. The site owners will have the privilege of paying the fee in four installments. Owners of ‘B’ khata plots does not designate them for bank loans, on account of the lack of approval from civic agencies such as BDA or any other planning authority. Thus, even a 10% hike will not deter owners from paying the betterment fee, only for the sake of an ‘A’ khata registration.
Currently these property owners have only B Khata for their property and they are not allowed to take banks loans also. But if they are paying betterment charges, they will get A Khata and can also avail home loan for the property. This is also going to help BBMP generate revenue of Rs 200 crores through betterment charges.
It seems BBMP is also giving an option to the land owner of paying the betterment charges in four installments. But if some of the owners want to pay through more than four installments should pay 1.5% interest per month.
Hi Devraj, BBMP has fixed Rs 300 per sqm as betterment charges for lands spread over more than 1,000 square metres of area and Rs 350 per sqm for lands measuring up to 1,000 sqm.
