Investing in property in Tellapur

Q: I’m seeing a growing demand for rental properties in Tellapur, Hyderabad. So I’m looking to invest in a property in this locality. But before that I want to know if the demand for this locality will stay strong. Also, I want to know the average prices for apartments in the Tellapur. Thanks!

Hey the TechnoCity Township is offering a huge place fro a SEZ and a part of it is going to be a residential area too. Area around 400 acres has been alloted for the residential area I think. This will increase the influx of people seeking property here a lot.

Tellapur is set to see a lot of development due to this TechnoCity, It is said to be a Green city, keeping in mind all the norms of the conservation of the nature. It is huge 2000 crore project, which has the help of the Hyderabad Municipal Development Authority.

Hey have you heard that the Tellapur technocity project is going to be
restructured in the future. There are plans to revive it. This will really increase the realty market of Tellapur and investing here for long term is a very good idea. HUDA is going to look into all legal, financial and technical issues regarding this project and wil ensure that it will be developed.

I know what you mean. The narrow lane beneath the railway track can't even be used now because of the increasing population and all the traffic. Its impossible to cross the road to drive on that lane. Also it is a nightmare to drive alongside the railway tracks because there are a number of potholes that actually damage your car.

The problem with Tellapur is that, even though it is very well located and close to all important places, it is still so darn difficult to actually get to other places in the city like Gachibowli and Madhapur. The flyover construction that is happening alongside the bridge is another big headache. Half the time we have to take diversions because officials don't let us pass.

The report has already been prepared by that group that u mentioned. Now the next step is for the committee to go through it and make some decisions regarding this project. This project shouldnt be stuck like this, it has so much potential. It will basically make the surrounding area into a 'green city' which will be much more sustainable

There is an interesting property here, the Technocity Township, which is currently undergoing reconstruction. HUDA basically took on the services of Ernst & Young to find out what legal, financial, and technical changes to be made to finally push the project forward, because it has been stuck for so long

Hey! I myself am buying a property in this locality. With all the research that I have done, I think studying the current real estate scene in Hyderabad, this locality is a great investment. It’s pretty slow paced and peaceful now. There’s no mad rush of people wanting to buy property here yet, which is gradually changing. It would be great to buy it now for lower prices and then watch the property gain appreciation value. It’s well connected to the NH 9. Schools like Sancta Maria and Fusion International School are in the vicinity which is great if you have kids. The Citizens hospital and the American Oncology Institute are close by too

Lots of mid-segment and villa projects are being undertaken in Tellapur. I would suggest you to go for the villa if you’re interested, because they have shown a better take-off. There are very few villas in Tellapur locality, and so there’s more demand for the same. Apart from that, you can also invest in the mid-segments projects, but since there are more localities which are closer to the IT parks, they are being filled in first. So it may take a while for the demand to reach this locality. But if you’re looking for long term benefits, then it would be a great idea

Hey! Tellapur is an excellent choice to invest in a property right now according to me. It’s still not the hot spot of Hyderabad, but is soon going to reach there. The amenities and facilities available here are really good. The convenience factor is high. The water needs are fulfilled by the Hyderabad Metropolitan Water Supply, and the electricity is provided by the Andhra Pradesh State Electricity Board (APSEB). The property rates here are now in the range between INR 2,200/sq. ft and INR 2.800/sq. ft. depending on the area, developer and many other factors

The real estate growth in Tellapur locality is great because it’s a rapidly developing area. The rate of investment here is average. It’s certainly a good decision if you want to invest in a property here now when the prices are still pretty affordable. The place is good for residential purposes considering there are many schools, colleges, banks, ATMs and hospitals nearby. The Tellapur bus stop is very close. The public transport service is pretty efficient and saves on a lot of commute time. The demand is moderate right now, but is constantly growing. So investing in the property now would be a wise decision to make, rather than buy a property when the prices are soaring
