Madhavaram Locality Review

Q: I am planning to buy a property here. Please let me know is it good for investment purpose ? How is the connectivity from Madhavaram to other parts of the city?

How is the social Infrastructure ??? Any good reputed schools and colleges in this locality ?

@Supratim: Presently the location enjoys good social infrastructure. Coupled with a few educational institutions, the locality has good restaurants and healthcare centres located along on the Madhavaram-Red Hills Road.

Madhavaram has a good number of educational institutions catering to the residents of the area. Most notable schools are Government Higher Secondary School, Vruksha Vidhyaashram (CBSE) School, St.Ann's School, Bosco Academy, Padma Prakash Mat.Hr.Sec School, St.Anne's School, St.Joseph's Mat.Hr.Sec. School, Ramakrishna Mat.Hr.Sec.School and St.Thomas' School. A good number of students pursue their graduation here in Agarsen College. St. Anthony’s hospital and Murari Hospital are the two main hospitals in Madhavaram.

@Supratim: Madhavaram offers properties at a price difference of almost Rs 1100-1500 per sq ft. An apartmentwhich would be available in Perambur for Rs 50-60 lakh could be bought in
Madhavaram for Rs 40-45 lakh. The property values in Madhavaram are lower in comparison to Perambur. In the last 5 years, Perambur has shown higher capital appreciation as opposed to Madhavaram.

Presently, there are residential projects coming up by the developers such as Navin’s, RC Builders, Sri Durga Foundations, HPK Star Property Developers and Roshikka Construction among others. Most of these builders are coming up with 2 and 3BHK housing units in the range of Rs 20-40 lakh.

The sizes of these units range from 600-1000 sq ft. On an average, the property values in the locality range between Rs 3,800-4,500 per sq ft. There are a few high-end projects too, which offer 3BHK apartments of 1200 sq ft within Rs 60 lakh.

Madhavaram water supply comes from the Chennai Public Works Department (PWD). The electricity supply in Madhavaram is managed by the Tamil Nadu Electricity Board (TNEB)

Hey as far as connectivity is concerned the connectivity is that good in this locality. The nearest railway station to Madhavaram is located at Perambur and takes about 15-20 minutes to travel. While travelling by the rail network is an issue in Madhavaram, the locality is easily approachable by public transport and road networks. Metropolitan Transport Corporation (MTC) runs passenger buses to Madhavaram from other major parts of Chennai.

A bus terminus had been built in the yesteryears which serves the residents. The bus routes operated from here are 38H to Broadway. Though the frequency of buses are less from Madhavaram Bus Terminus, most commuters used to board the buses in Thapalpetti bus stop where they can get more buses which come from Mathur/Manali.

Hey Uday, Madhavaram is a northern suburb of Chennai, comes under the Thiruvallur district. The area has Inner Ring Road in the west, Madhavaram Milk Colony to its east, and Ponniammanmedu to the south. Chennai Bypass and GNT Road join at Madhavaram and the other main through fares in the area are Thattankulam Road and Madhavaram High Road. Also the area is developing rapidly and realtors are showing increasing interest to invest in this part of the city. National Highway NH – 5 passes through this area. This locality s good for long term investments, as its a developing locality.

The location is easily approachable to Perambur, Anna Nagar, Kolathur, MKB Nagar and is also surrounded by greeneries, markets, shopping malls, restaurants and temples. It has a very good transport system with peaceful atmosphere and lots of schools and college buses in this locality.

Madhavaram is supposed to be the heart of warehouses with its proximity to the Chennai metropolitan development authority's (CMDA) truck terminal and the inner ring road , we could reach to transport goods to any part of the city or the port easily. Also It is one of the best locations for renting a warehouse or building one.
