Q: Hey guys! I’ve got a nice offer to buy a property in Shamshabad. I’m very tempted to take it up. But can anyone tell me whether this is a good locality to invest in?
Focus is shifting from central Hyderabad to places like Shamshabad, because of such innovations. Also there is high land availability and prices are in the range of 50 - 60 lakh rupees per acre. Another advantage you will enjoy here is the easy connectivity to the Outer Ring Road.
Yeah, the new airport is presently run by the GMR Infrastructure Pvt. Ltd. Some logistical problems might be caused due to this naming. because in the old airport at begumpet, there were two separate terminal. but this one has only one integrated terminal. This means that both Rajiv Gandhi's and NT Rama Rao's names will be seen at the same place.
Lots of new renovations happening at the airport here also. There is going to be a terminal called NT Rama Rao terminal. A terminal named after the popular NTR was there in the old Begumpet airport also. But, when the airport shut down in 2008, this name was also dropped. Now its being restored for the new airport.

If you’re buying land near the Shamshabad airport, which is along the Sri Sailam Highway, then you’ll probably spend around INR 1,400/sq. yard to INR 2,000/sq. yard. Where as if you go for those along the Bangalore highway, then the band would be around INR 1,500/sq. yard to 3,000/ sq. yard. Since the locality of Shamshabad is on either side of the NH 7, there’s easy accessibility to places like Bangalore, Mysore, Cochin, Coimbatore, Trivandrum and Kanyakumari. The roads that were constructed a few years back connects Shamshabad to Gachibowli and Pedda Amberpet. This has helped a lot in reducing the commute time for people who travel to go for their jobs
When it comes to convenience along with a peaceful atmosphere, Shamshabad is a great option. Since it’s developing greatly now, there is a lot of floating population. So it’s a great option to buy a property here, considering that even if you don’t stay here, you don’t have to worry about getting tenants for rent. The IT park nearby has resulted in most employees looking towards Shamshabad as an ideal place to stay at. Since it’s not a part of the main city, you get to enjoy some peaceful environment after a stressful day. And the main Hyderabad city is just 10 km away, which is a decent distance to cover when you need to
Hey! I would suggest you go for it. As mentioned above, due to the new airport, now there are talks of gated communities which are in the news after the Fab City, Nanotech Park, and Hardware Park projects were announced. Even the MGBS railway station is pretty close to this locality, and most express trains have a stop here. Shamshabad is conveniently connected to the outer ring road which is definitely a plus point when it comes to commuting. The NH 7 is just 2.2 kms from here. This place is very lively and safe
Shamshabad is definitely an awesome locality to invest in. With the new Hyderabad International Airport that has come up here, the surrounding areas are developing at a maddening pace. More and more commercial and residential centres are being built by developers with the rising demand. The major IT park at Gachibowli is also in close proximity which is attracting a lot of employees to rent or buy a property in this locality. The connectivity is also good considering the highways are close.
