Q: I have a 45x80 plot in chennai with a 40 Ft road iin front, and would like to build a stilt (car park + security room + gen set + small storage room for flat needs) plus 3 floors. Per CMDA max FSI allowed id 30% over standard 1.5 times plot area. Is the 30% extra on the 1.50 meaning 1.50*1.30= 1.95 or 1.5+.30 = 1.80 times the plot area. Not very clear on this rule. Let us say it is 1.95X plot 3600 = 7020 sq ft. if 7020 sft FSI is permissible, how much space should i allow at a minimum ton all 4 sides to be in compliance with CMDA. Also please clarify does FSI include common areas as stair case, lift, gen set, watchman room and stilt level toilet , balconies etc. The ruleas are confusing. Will greatly appreciate an answer from knowledgeable sources. Thanks.
Hey Joseph, The buildings on plots that abut roads that have a width more than 40 feet and lesser than 60 feet, have a premium FSI of 30% it means it would be 1.95.

OK now that I know I can build 1.95 times 3600 = 7020 sft, in order to accomplish that on a stilt plus 3, are the minimum set backs (spaces on sides and back) going to prevent me from accomplishing that total built sq ft of 7020. I am afraid with other rules on the minimum open spacing etc., I may not be able to build a 7020 sq ft . Can you please advise what would be max living space attainable. By the way are you a engineering architect and do you design CMDA compliant architectural plans for residences in Chennai.
