Q: Seeking information on Jyoti GT Enclave project on Sarjapur Road, Bangalore. If anyone has invested/purchased flat in Jyoti GT Enclave please reply as I am confused if the project is a safe bet?
E khata, khata in computerised format is mandatory and it takes a day to get it from panchayat office. Before hand Khata was given in hand written ( form 9 and 11) now this should be issued in electronic form where site photo and owner's photo are mandatory. E Khata will be issued with digital signature.
One of my friend inquired about the project and he was told that the project will have E Khata and BDA approval. You can check with the builder once regarding Khata.
Eklavya thanks for your response. I liked the project because its affordable, what concerns me is the Builder is new and i am not sure if that should be fine. I spoke with the builder and he said this property has a BDA approval, I asked when can we expect OC his response was that he will provde a Building CC on booking as well as mentioned that this is a A-Khata plot. Is there a way we can check if the builder has deviated from the approved palns which might be a hindrence for OC later?
@Prasenjit, Before booking any property please cross check all the documents and approvals from local body, banks and also check the layout plan if possible with the help of an legal expert.

Actually I am planning to buy an apartment in Sarjapur road? Who all has approved the project and how many apartments will be there in this project? Is there Cauvery Water Connection in this project?
The project has been approved by BDA and banks like LIC Housing Finance and HDFC are providing home loan for this project. Cauvery Water connection is not there in Sarjapur locality. It is a G+3 floors structure with 50 units.

Hi Prasenjit, The project seems to be affordable and it is located in one of the developing areas in Bangalore. The project is expected to get completed by 2014, August and the rate per sqft they are quoting is Rs 3500 which I feel is good. But Ashwarya Associates they are new in the real estate industry.
