Review for Banjara Hills for buying an apartment

Q: I’ve heard that some of the best areas in Hyderabad are Banjara Hills and Jubilee Hills. I think Jubilee Hills is a little over my budget, but I’d like to know more about Banjara Hills and prospective apartments that I can look into for buying.

What will be the price per sqft of a new property in Banjara Hills? How will be the rentals in this locality?

Most of the new projects in Banjara Hills are priced in between Rs 7,500-14,000 per sq ft range. In this locality the price of a small apartment fetch rental values upwards of Rs 10,000 per month, depending upon facilities provided, location of the house, size, age and make of the building.

The price of 1bhk units with size ranging from 400 sqft to 550 sqft starts from Rs 35 lakhs on wards
The price of 2 bhk units with area ranging from 720 sqft to 1450 sqft starts from rs 40 lakhs on wards
3 bhk units with area ranging from 1100 sqft to 1290 sqft falls in the bracket of Rs 75 lakhs to Rs 1.75 crores
4 bhk units with area ranging from 2065 sqft to 5100 sqft falls in the bracket of Rs 2.10 crores to Rs 4.90 crores
and 5 bhk units with size starting from 5000+ sqft ranges from Rs 4.21 crores to Rs 9.84 crores.

Hey there! I’m a resident of Somajiguda, which lies quite nearby to Banjara Hills. I can tell you that this area has grown by leaps and bounds in the past few decades. Before that, it was sheer wilderness over there. Now, it’s got 5-star hotels, world-class shopping malls, and entertainment complexes. If you’re looking to buy an apartment over there, you can expect a lot of fully-furnished ones that are a few years old. These ones will definitely be cheaper than newly-constructed ones, while coming furnished as an added advantage. Depending upon where you get it in Banjara Hills, a 3 BHK can approximately cost you around 1 crore rupees.

Most of the apartments in Banjara Hills have already been constructed, and as a result, you’ll find a lot of completely-built apartments up for sale. The prices in this area, as you can expect, are a bit steep. This locality is divided into different roads that are denoted by numbers. While buying an apartment, I’d guess you’d be paying anywhere around Rs. 6000 to Rs. 10000 per square feet, depending upon your budget and requirements. Annapurna Celestia, Lotus Roldana, Pallavi Apartments, and Aditya Hilltop Residency are some of the buildings where flats can be found for sale.

Banjara Hills comes back from the times of Nawabi royalty in Hyderabad. This area was back in the day, and exclusive area designated for royalty. Keeping that cultural heritage intact, this area is today the biggest commercial district in Hyderabad. Huge shopping malls such as GVK One and City Centre offer a bounty of facilities that other localities simply cannot. It lies in close proximity to the localities Khairatabad, Jubilee Hills, and Panjagutta. The roads here have become a little crowded over the years, and you may find yourself stuck at a traffic jam at some point. Nevertheless, this locality is a fine place to live in.
