Q: Hi! I’m looking to make an investment in property located in Hyderabad. I want to know more about the property price trends in this region, and the potential areas that I can invest in.

Hi. When it comes to Hyderabad, there’s a number of developing localities that you can invest in. Real estate had kind of slowed down over the past year, and has been bucking up ever since political balance had been restored. Miyapur is an area that you can consider for investing property in. This locality is close to the industrial hub of Patancheru and the residential hub of Kukatpally. Kondapur is another upcoming locality, which is located nearby to the IT zones of Madhapur and Gachibowli. The Metro, which is being presently developed in Hyderabad, is another project that is poised to increase property prices. The localities through which the Metro passes are the ones you need to be looking at if you want investment opportunities.

Hyderabad was one of the major Indian cities that became part of the real estate downfall all over India. Prior to the central election, residential property values in almost all of the major Indian cities were below par. However, once the election was finished, the residential property prices in all these cities have been showing an upward trend due to the demand. During this period of time, Hyderabad saw a 3 percent increase in capital prices while Bangalore saw a 4 percent increase. Chennai, on the other hand, remained relatively stable. A financial research company has noted increased market optimism after the election all over the country.

Hey there. Property prices in Hyderabad were on a downward spiral since a year because of the political developments that took place in the city. However, the original state of Andhra Pradesh was recently split into the two, separate states of Telangana and Seemandhra. Since then, the real estate has relatively restabilised and property value is swiftly picking up again. The new Government has yet to prove its value to the real estate sector, and many promises have been made by the newly-elected Chief Minister of Telangana, K. Chandrasekhar Rao. Developing the Information Technology Information Region (ITIR) as soon as possible was one of the promises made by him.
