Investment advice for buying properties at Adibatla
Q: Hi, my husband and I are looking to invest in real estate. This is solely for investment purpose as we already own a flat in Gachibowli. I was looking for areas where development is in the beginning stages, and investment would be cheaper, and came across Adibatla. Can people share more information regarding the locality, properties, upcoming projects, and anything else that would help us invest better? Thanks in advance!

Hi all, i am planning to invest at Adibatla. Can someone guide me what should be the price ranger per sq yard in the area near to TCS CTS Adibatla? If any of you have recently purchased land in these areas, please throw some light.
Well Tarak, You should not be paying more than Rs.5000-10000/sq-yard depending on the location of the plot and the area/hmda layout etc., If someone is asking/sq yard, stick up your middle finger.
Adibatla has SEZ that increases scope of investments from the workforce employed in it. More IT companies are coming in which will further increase in employment. Adibatla is far from the city hence has potential to develop on its own in the coming years, especially because of upcoming big IT companies, such as TCS, Cognizant.

Hey! I agree. Right now Adibatla is a hot-spot for investing in plots and lands. You wouldn’t find big gated community projects here, as the area has just set-off on its development course. But, since you are looking just to invest right now, and not occupy a house, I think investing in the plots at Adibatla will be beneficial. The prices are very attractive right now ranging from a slow as 3 lacs and goes in lacs per different variants and square yards. The only thing I’d suggest is you go with known names and trusted projects and research thoroughly before you purchase a plot. Good luck!
I would suggest you to keep your search a little wider than Adibatla at the moment. However, It is true that the big projects mentioned above will result in a rapid increase in properties and projects in Adibatla. As of now the concentration is to sell off good chunk of residential and commercial plots in adibatla. You can find projects like Cyber Green, Cyber County, Garden street etc selling residential plots starting from 4 lacs. If I were you I would keep a close eye on the IT developments coming up in Adibatla, and then invest here.
Hey! First of all, congratulations on your decision about 2nd investment. The adibatla area is around 50 kms from Gachibowli, and is a village which is being explored by IT sector and big industries like TCS and Cognizant, which is creating the real estate buzz in the area. Adibatla isn’t really a full-fledged developed area, and would still take a lot of time to reach the likes of gachibowli and similar areas. However, once the TCS IT projects gets a go ahead, Adibatla could very easily be considered the third IT hub in Hyderabad after Hitec city and Gachibowli.
