Investment in Aditya Imperial Heights

Q: Hi, I live in a rented house in Miyapur now and want to move closer to the Hafeezpet railway station. Can anyone give me details of the Aditya Imperial Heights in Hafeezpet? Will it be a good decision to invest there?

Guys do not go with Adithya projects..they are cheaters. We have booked flat in 2011 and made entire payments and now in 2017 management asking for additional payment towards delay charges. Currently the status of project still in progress and they do not have date for completion. If you ask for project completion they dont respond but they continue to threat having some legal firm on hand.

Aditya Imperial Heights has good architectural quality in my opinion. When I visited this project with one of my architect friends, I came to know that it has RCC framed structure with super structure made of bricks. The main door and internal doors have teak wood frame and HDF skin moulded paneled door shutter. Flooring is done using vitrified tiles as well as marble flooring in corridor and lobby.

Hey, the aditya imperial heights is one of the leading ventures of the Aditya Construction company. It will be about to occupy from October 2015 onwards. This project has the approval from major banks as well as from some government authorities. To be precise, it has been approved by the GHMC as well as DTCP.

hahahahahhaa...I am LOLing for the suggestions asking people to buy in Aditya...they are either too innocent or are paid by aditya to write so. NO words to describe how rough and BAD they are in terms of doing business.

Hi Al,
Do you think there would be an issue from valuation stand point due to Telengana to real estate of HYD and for this project in specific?

Thanks
Sachin Deshpande

Completely agree - this is a huge risk.
Because of Telengana, Hyderabad is poised to de-grow, compress, 've less buying power and become extremely unattractive for investors to bet their money on.
Not sure what will happen to all the malls, commcercial ventures nearing completion in Kondapur, Gachibowli (The Platina, SLN Terminus, Manjeera group's 2 malls/commercial complexes in KP, Etc). I wonder who will and how many takers will be there.
Scared for them.
I see that Krishe Sapphire, in the heart of Madhapur, is lying unoccupied and looking for tenants/occupiers for 4 years now.

Hi Kiran, What do you think? Is it the right time to invest in Hyderabad or should we wait for some time?

I totally agree. Aditya Imperial Heights is one of the best projects to invest in the Hafeezpet area. The location is ideal, and is closer to the schools, hospitals, restaurants, and vegetable markets. Imperial Heights has all the required amenities, and is a great township to live in. There are also speculations that the grand Phoenix mall is soon coming in Hafeezpet, which will definitely result in appreciation of the property rates in Hafeezpet. At a price range of 50 lacs to 80 Lacs, it is definitely one of the best buys in Hyderabad. I give you a green signal to go ahead and invest in this property.

Hi there, Aditya Imperial Heights is the closest integrated township you can find near the Hafeezpet railway station, the rest are at proximity of 3-4 kms. This project offers options of 2 BHK, 3BHK, and 3BHK penthouses., and the size of the apartment varies from 1250 sq. ft to 1800 sq. ft. The price per sq. ft has shot up to 4000 due to its convenient location, but it can be negotiated with the sales team. Moving to Hafeezpet is definitely a plus due to the Hafeezpet railway station, and also because other major areas like Kondapur, Hitec City, Whitefields lie in close proximity to Hafeezpet. I would definitely recommend you to invest in Aditya Imperial Heights.

Hey! Hafeezpet is developing gradually due to big projects like Aditya Imperial Heights coming up. It is relatively closer to Hitec City and Gachibowli than Miyapur. Aditya Group is a trusted builder and has several ongoing and finished projects in Hyderabad. Imperial Heights by Aditya is a grand project in the hafeezpet area, and it is under construction ready for possession by the end of 2014. There are 11 blocks, and has apartments in the variants of 2 and 3 BHKs. The Hafeezpet railway station is at a walk able distance from Imperial Heights, and thus, I think it will be a good decision for you to invest here.
