Q: I have a budget of 25lacs to 30 lacs i am planing to buy and invest in a 1bhk in pune which localities should i opt for The locality should be residential and a good investment too.
Hey thank you all for pouring in suggestions . i had almost finalized a project in punawale but because of the garbage issue i backed out but the builders staff is saying that the garbage depot stands cancelled they are saying punaville a big project is coming up in that area and that builder is not going to allow a garbage depot to come up... confused???? but as Rohit and Pravakar have commonly suggested Ravet i had searched a lot in ravet but good projects under construction are going above 35 lacs to 38 lacs for a 1bhk so going above budget only option now is Punawale where i might get a cheaper deal or i might look at some projects in somatane where i can get a 2bhk for my budget slightly above by a lac or 2.What do you guys suggest or should i go and check out Talegaon Dabhade area...

Those who are looking for 1 BHK in affordable price Considering 1 BHK has saleable area of around 500-600 sq ft , you will have to look for areas under 5000 per sq ft. 5000 * 500 thats around 25 Lakhs plus 5 Lakhs for agreement , propertly tax , stamp duty and other charges will take you to around 30 Lakhs bracket.
Area like Wakad , Baner , Balewadi , Mahalunge have crossed 5500 mark long back. I would suggest look for flat in areas like Ravet or Punawale were rates are still below 5000 mark. This area is near Mumbai Bangalore Highway closer to Hinjewadi IT part so would appreciation would be good.
Hi Rohit Thanks for your reply i might check on sinhagad road how about Punawale,ravet and Talegaon,somatane.i was considering these localities too.....i am not a software professional i am from mumbai maybe down the line i might think of shifting to pune so investing now..my family preferred somatane,talegaon..but am not sure. I was very keen on punawale but there are some issues there.
Well Gopi, i think Ravet might have a more strategic location compared to Punawale. Punawale is in news for its garbage depot issue.
In the fast growing Pimpri Chinchwad, most of the new residential and commercial buildings are coming up in Wakad, Moshi, Ravet, Chikhli and Pimple Nilakh.

There are also many upcoming apartment projects here that include Aqua Marina by Green House Ventures, Rohan Silver Gardenia by Rohan Constructions and ABC Swaraaj Avenue by ABC Properties, among others. It is a good place to invest as well. Even the property rate in the area is quite affordable and will suit your budget. The current property rate in the locality is between Rs. 4050-7800/sq-ft.

If you want pollution free and good nature, I will suggest Dhayari, Sinhagad Road.. little away from city but very peaceful living.
If you are looking for hip-hop area and upmarket place then Deccan Gymkhana is the best. Very costly but much sought after address. And all major markets nearby and easily reachable except software industry.
If you are software professional, Hinjewadi is best for you. It will cut transportation time and costs.
If you are looking for outskirts of city with all facilities and comparably less crowds and less noise: Baner, Pashan ( Sus road near Balaji temple ), Kothrud areas, Sangvi, New Sangvi, Magarpatta city .
