Last year, March 2013 I went with an agreement to buy the property with initial 25% booking on the property in Bangalore near Chandapura. They said few are unreleased and within 2 months it will be in release mode but you can book, so booked it. Till now its not released and they are pressuring to go for registration as BMRDA is asking more money or meetings with them will take some more time. I had talk with the Amoda team and they are demanding another 25% amount (total of 50%) as they are in less fund to develop or they are ready to refund. I got to know that since the price have gone higher they have strategy to take back and sell at current price. When asked for refund they will be giving back the amount whatever we had given without paying any extra amount.
They are earning profit with customer amount and this is not the first time and earlier properties were also had similar issues ! not sure. Aishwarya properties V. Bhaskar Reddy and B.H Bhaskar Reddy are the same?
Customers who have booked by paying the advance are not getting the refunded, running behind the legal cases against the builder. Builder is ready to register these booked plots with unreleased state to new customers again to make some more money and fraud.
There has been lot of legal cases against builders on unreleased plots why still BMRDA not directed sub-registrar to stop registering the unreleased plots. Is it because they want to let builders make more money, more frauds, more legal cases and hence in-out flow of money to the government to run such scams?
Now we have formed group of 35+ customers who are in dangling state as still the layout has been in the same state from past 2 years. We approached developers, they are asking all the layout customers to contribute more funds to develop even after registration.
When customers have given lakhs of funds, still developers needs more money which shows the greediness and not ready to commit on agreement papers for new funds. Existing customers do not have trust on builder now. Builders like these spoils other builders reputation and trust.
Investors are in fixed state because there is no financial growth, development has not been completed and new customers are not interested to buy because of the current state of the plots. Whoever have registered unreleased sites are in panic as neither they can sell nor keep the plot with them as they are not getting e-Khatha for the plots.
If you are already in agreement with these people, be careful on the agreement terms that are mentioned. Few loop holes are induced to escape from the "LAW of COURT"; Later when you demand for refund or amenities as per the agreement these loop holes will help them.

Initially they enter into market quoting less price and then they will delay in completion OR will not complete the project in time. Later because of the price increase in surrounding layouts/builders they will blackmail you to register without BMRDA approval process OR pay at current price of the market OR it will be half developed and left to the customers who bought the sites. Since there is not much development/amenities provided you will end-up selling it at lower price back to them or to new customers.
