Price difference between Sarjapur, Sarjapur Attibele Road and Attibele and price apprecations.

Q: Various residential projects have come up at Sarjapur, Sarjapur Attibele Road and Attibele areas in Bangalore since the past couple of years. Construction is also in full swing. Some of the reputed builders of Bangalore are having their projects in all the three places. The distance between Sarjapur and Attibele and the entire stretch of Sarjapur Attibele Road is around 10 kms. However :

(1) There is a vast variation in the prices of property at Sarjapur, Sarjapur Attibele Road and at Attibele.
(2) Sarjapur quotes in the range of Rs.4000-5000 p.s.f, The entire stretch of Sarjapur Attibele Road quotes in the range of Rs. 3000-3500 while Attibele is quoting at around Rs.2500.

Why the price difference ?? Does investing in Attibele instead of Sarjapur or Sarjapur Attibele Road offer better chance of price appreciation ? Does investing in Attibele offer better growth opportunities and rental income in the long term.

Sarjapur road Bangalore is one of the best place to stay there. Because, it is a fast-developing part of Bangalore with ideal roads connecting to the key IT clusters like Whitefield, Electronic City, Outer Ring Road, Marathahalli and Koramangala. Compare to both Sarjapur Attibele Road offer better chance of price appreciation. Because it is fast developing place in Bangalore. And it is connect to IT clusters like Whitefield, Electronic City, Outer Ring Road, Marathahalli and Koramangala.

I would say that it is better to invest in Sarjapur Attibele Road, the property price are comparatively less but you can expect good appreciation in the coming years.

Attibele area is not so developed but it is developing slowly and gradually. The region has easy access to most of the locality in the city. It is accessible through Roadways via buses. It is around 35 km from Bangalore and 5 km from Hosur on NH 7. The Real Estate has been also blooming slowly and steadily. So may be the rate are little less on the higher side.

Sarjapura is fast becoming a sought after residential destination for various reasons like Proposed Satellite Town Ring Roads (STRR) and Intermediate Ring Roads (IRR) will connect Sarjapura to all major parts of Bangalore and International Airport. Whitefield, Electronic City, ORR, IT SEZ Parks, Hosur, Attibelle and SIPCOT industrial areas are also close to Sarjapura.

Infosys is planning their IT Campus and Wipro is working on developing a University in Sarjapura. TISB, Indus, Prakriya, Gear, Delhi Public School, Greenwood High are some of the schools in the vicinity. Hospitals such as Narayana Hrudayalaya, Sparsh, Sathya Sai and Vydehi are close to Sarjapur.
