Miyapur property to sell

Q: I have a property in Miyapur that I want to sell. Is this a good time? And also please suggest what kind of investment I should go for. I’m also open to renting it out. Please advice.

Hey, great suggestions from all these guys. But little advice, you can also see if you can make a commercial investment with your property. Especially if your property is within 300m of the metro station, you’ll find a lot of commercial investors ready to take it up. You see, there is this new transit oriented development (TOD) project being developed by the HMDA. And under that anyone with a property that fits the bill, will be able to invest in the commercial market of Miyapur. So, give this a thought. You can definitely earn more with the commercial investment than with the regular residential ones.

Absolutely right! The IT crowd will be falling over themselves to get a place in Miyapur. From my experience I’ve seen that most employees of all these offices in Hitech City prefer living a little bit further off to help with their savings. Oh and now with this metro station and once this metro line is active, you can sell it off with your eyes closed! Otherwise you can also consider renting it out. Right now the average selling price in Miyapur is Rs 3200 per square foot. That would be definitely a plus, but considering the future prospects of this area, I’d suggest that you hold on to it. Renting it out would be more logical, as the rent rates will keep going up with time.

Arrey yaar, not just because of the Telengana issue, Miyapur also has the added advantage of having a metro station. So there is that factor of easier and smoother mode of transportation available to it. If you don’t believe me you can just put out a small advertisement on the website or any local newspaper. You’ll see the number of responses you get. See, the reason why a lot of people prefer this locality is because it is so much more affordable than places like Hitech City or Jubilee Hills. And not just in terms of real estate, the basic cost of living here is within the budget margin of the mass.

Are you serious? You have a property in Miyapur? Wow! You do realise that you can reap immense benefits from it? Now that the Telengana issue is completely sorted out, people are rushing to buy property in Hyderabad. Especially the areas in and around IT hubs, like Miyapur, Madhapur, Gachibowli are the ones that are seeing a very high demand. So yeah! This is definitely a good time for you to sell it off. You’ll get a number of takers, which should help you in keeping a high selling price ;)
