Madhapur Real Estate Appreciation

Q: I read online that there's been a sudden rise in property prices in Madhapur, Hyderabad. What developmental changes brought this on?

Hey, Madhapur is definitely not perfect. It still faces civic issues like water shortage and inefficient electricty supply. But the civic authorities are constantly working to fix these problems, they just don't seem to be doing a very good job. Now the place is really doing well and a number of people in the city have relocated here. It is because of this that now there have been problems with infrastructural facilities as demand doesnn't always meet supply. Public transportation is quite well done here with road connectivity to all parts of the city. The APSRTC buses in specific are very good and convenient to use. And I thought that not many people were looking to buy property here because it is more of an IT hub? More bachelors are taking flats and residential homes and gated communities aren't preferred. But in either case, it is still a good location but with lots of room for improvement

Madhapur is one of the most expensive places in Hyderabad. Price per sq feet is about 4500 to 5000 bucks and that is a lot! Other well developed places like Gachibowli and all, price per sq. ft is 3500 to 4000 but then again you also find more expensive places. In fact, after the elections there was another hike in prices. Although, gated communities have done better than stand alone apartment complexes, I think the reason is that more number of families opt to live here than bachelors. But you get such a mixed variety of people here because the place has everything, all sorts of needs for all sorts of requirements. From schools to hospitals to malls to sports complex to entertainment centre to IT companies to parks and so on and so forth. The diversity in the area is what I like about it the most!

Yep that's right! Madhapur property value has increased in what seems to be no time at all. it has risen to 8% in just the past 3 months. I think a lot of factors have to do with Madhapur's real estate success. First and foremost, the IT company growth in this areas. Several employees working in these offices have relocated to Madhapur so they can be as close to work as possible. Madhapur along with places like Kukatpally, Gachibowli and Hi tech city, is a posh residential locality rich in infrastructural growth. The metro station is one such example and once it's complete, I'm sure property values will rise even further! Great locality to invest in Hyderabad. :)
