Q: What sort of locality is Kukatpally? Is it clean and safe with minimum number of civic issues? And is the hitech flyover still creating traffic problems?
I actually wouldn't choose to live in Kukatpally. Only because I prefer a more quiet environment. There are just soo many people there! The streets are always crowded. But that's also a good thing if you're looking at safety. Even at 3 and 4 in the morning you'll find a number of cars on the road all heading to different destinations. The place definitely has some charm about it that attracts so many people to live there. And I've got to admit, infrastructure is also very good. I'm proud that Hyderabad has so many well developed localities like Gachibowli, Hitech city, Miyapur and Kukatpally. But there are other residential localities in Hyd that I think make for a better investment like Shadnagar and Kondapur. But then again, most of these places now all have the same level of development so..that's that.
This Hitech city flyover project was a pain to all those living around especially in areas like Kukatpally. The project that was supposed to be completed in 2006, because of a lack of efficient government supervision (but of course) was only completed on May 18, 2013. There was such an urgent need to finish this flyover immediately because the traffic in the area was absolutely insane. Kukatpally does face certain drawbacks, especially when it comes to over population. Currently the population density exceeds 30,000 people per square feet. So as a result, no amount of infrastructure and facilities seem to be enough. The many upcoming residential projects are not helping either. But even otherwise, the locality is still considered prime property and value is high and will continue to appreciate. Especially now that the flyover is fixed and water scarcity is no longer an issue.
Hey so Kukatpally has really flourished these past couple of years and come a long way. But not too long ago, it did face major issues like accute water shortage and severe road congestion. These problems have since then, if not completely rectified, has drastically improved! Now the Maiyapur metro rail project that is under construction, passes through Kukatpally and this is going to do wonders for the place because it will lead to less bottlenecks in high traffic areas like JNTU cross roads, Kukatpally and Moosapet-Y Junction. Also less time travel for the people to other parts of the city. Plus there is rapid redevelopment is areas along the Mumbai highway which is now densely populated. As a result of all this, it is no surprise that the property value in Kukatpally is super high and now it seems like the rates are only going to escalate!
Kukatpally! This locality is awesome to live in. It has been going through multiple developmental stages over the past couple of years and has now emerged as one of the posh and well developed localities of Hyderabad. It's just as well because it is in close proximity to a number of IT industries and other such companies. Really good schools, hospitals, parks, restaraunts and malls over here. Travelling becomes easy in Kukatpally because it is super well connected to other parts of the city. The area is famous for both commercial and residential property. And as far as I know the hi tech flyover has been completed and now Kukatpally rarely faces any traffic problems let alone any other civic issues like water problems and power cuts. :)
