Illegal Constructions in Manikonda

Q: Should I not invest in an apartment in Manikonda because of the buildings that were illegally built without approved Panchayat permission? Won't the real estate of the locality be affected?

Manikonda really isn't all bad! Agreed, those illegal construction did drop real estate value but noy by such a huge margin also. The locality is quite good and it's affordable. You get a 1000 sq feet apartment for rs 25 to 30 lakh which is cheaper than paying rs 35 lakhs in Gachibowli or above 40 lakhs in Hi tech city! The locality has faced water shortage in the past, but the situation is much better now. Oh and it has great connectivity to other parts of the city. Just 3 km away from ORR and the Indira Gandhi flyover. 15 km or so away from the Kukatpally metro and about 8 to 15 km away from all the major IT hubs like Gachibowli and Hitech city. If you're buying an apartment there, don't just buy blindly. Check for proper documentation before signing any papers. Basic stuff and you'll be fine. :)

What has happened is nothing but rape of Manikonda in broad daylight, for 5 years. The Govt has witnessed the action from 2007 onwards without any shame, till Lokayukta ordered it to act. The state Lokayukta investigation was carried out to check up on these buildings. I feel really bad for the flat owners becayse they were completely cheated by these builders and now they might have to regularization taxes or something like that which is very expensive amount. They are furious and they want strict action to be taken against the builders and they want them to compensate them for all these taxes. Can such massive fraud be conducted in a small pocket of land without the connivance of Hyderabad Municipal Corporation? Strange happenings. And why didn't the government do anything about this all this while? It is still quite puzzling. But I wouldn't suggest investing in Manikonda.

It's pretty insane what these builders tried to do! It's funny that they thought they could actually get away with it. So none of them even filed or registered their buildings which made it all the more harder to deal with the situation legally. There have been 2 kinds of structures. Irregular and Illegal. Illegal structures are the ones where no permission have been taken at all from the panchayat and constructions have just happened on the land acquired by the builders. 215 of the buildings out of the 416 have been illegal constructions with absolutely no legal documentation. Irregular constructions are those that aren't regularised. Those buildings where permission has been taken from the panchayat but in actuality, they are violating the norms of ground floor plus 2 floors. And they delayed demolishing those buildings where there were residents till they moved to other places. And even the builders got a number of legal notices which they prompty ignored. Now they're the ones who lost out.

Stay away from Manikonda for at least another year. It was only discovered last year that there were many many buildings that were illegally constructed by builders with black money. Since Manikonda comes under Panchayat rule, permissiion must be taken to construct more than ground floor plus 2 floors. Many of these buildings have up to 5 floors. Even offices have floors that are illegal. Precisely about 416 buildings that are illegal have been found so far. Many of them have been demolished now. But it's crazy to think that 90% of the buildings were illegal! This affected many residents obviously because those living unaware in such buildings had to vacate and find new apartments. They're taking action againt the samapanch and the secretary of Manikonda. But please think twice before buying property there!
