There aren't many observable civic issues and even if there are, they are probably things that can be dealt with. Shadnagar is a better choice for investors to invest when you only take the realty trends into account. Property value is said to appreciate by 30% in the coming year and the area is fast expanding what with all the IT companies and industrial areas like Balanagar, Kondurg and Kothur in close proximity. But factors such as good connectivity, repuation of the developer, neighbourhood safety must all be taken into account as well and there are localities in Hyderabad that are better on that front.

Yes, Shadnagar is a good locality but be weary of certain factors like waste disposal problem. There is not really so much of a pollution problem but the city's first ever Solid Disposal Plant was to be set up in Shadnagar and after so many expectations and excitement, the project has just been left hanging by the developers, promoters and the local body. I'm sure there would have been more effort if the plant was to be set up in the heart of the city of Hyderabad. Even though there is no plant, Shadnagar is still a developing area that seems extremely promising for real estate projects.
Hey there. Shadnagar is fast developing! What's really great about the locality is that you get really good residential homes, independent houses, luxury apartments and plots of land at cheap and affordable rates! It's situated about 50 kms from the main city of Hyderabad and because of that this locality is so nice and peaceful, free from the hustle and bustle of everyday city life. There is no observable water or electricity supply problem in the area as yet and hopefully it shall remain that way. The Rajiv Gandhi International airport is only half an hour away from Shadnagar and the area is well connected by roads and highways so Hyderabad is easily accessible. :)
