Q: Hey can someone tell me the differences between investing in Old Bachupally and new Bachupally in Hyderabad?

You forgot to mention that there are a lot of simmilarites between old and new Bowenpally. For example, they have small buildings, independently run hospitals, good schools, good supermarkets and pollution of land and the lakes. I would actually prefer staying in old Bowenpally only because the area has great connectivity to other parts of the city which is still an issue in new Bowenpally. Public transport in new bowenpally lacks even shared autos which is really strange. People have to walk quite a bit to their main bus stop. But both places like most other areas in Hyderabad, face water shortage problems and the situation has become worse because of increasing residential projects. But still it seems as though land appreciation will happen a couple of years down the line.

I know someone who bought a 2bhk apartment in new Bowenpally 15 years ago. That time the price was 4 lakhs but now the value of that property is somewhere between 15,000 to 20,000 lakhs! I read online that the price per square feet in March 2013 was Rs 2349 and today it is close to Rs 3000. It's situated close to a lot of important centres in the city so that's why there is high demand. Bowenpally is actually a nice and quiet area with lesser people as compared to Hittech city and Gachibowli.

The suburb in Secundrabad has both old and new Bowenpally. Old Bowenpally as the name suggests, is not as well developed as new Bowenpally and there mostly middle and upper middle class people who live and work there in private companies. There aren't any IT companies and the only source of recreation there is one old cinema theatre. The cross roads are super busy during peak time and the markets alongside the road are usually crowded. There is barely any greenery and zero parks. People have to actually resort to walking around the Institute for the Handicapped if they want to go on evening walks. Old Bowenpally still has its charm though and the people who live there seem to be very happy. But it definitely makes more sense investing in new Bowenpally.
