Q: How effective will property investment be for 2014 in Coimbatore based on last years high appreciation rates?

But still Coimbatore faces very long power cuts and lots of traffic congestion especially in areas like Mettupalayam road, Trichy road and around Ukkadam. There is still so much of work to be done but still IT professionals like to invest here as rates are 40% lower than Chennai. In June during grahaprevesham, Coimbatore has about 3000 registrations. Senior citizens demand for senior housing has also gone up. Property prices have remained more or less the same and there's been no price fall so there haven't been any incentive schemes to attract buyers. Yet cost of labour and input prices are increasing so there will definitely be no fall in prices any time soon.

This year is just as successful for investing as last year. But there are more issues that Coimbatore has to deal with ofcourse. Especially the infrastructural development that needs to finish asap. People want their money's worth and whatever said and done, Coimbatore still faces a slow rate of development as comparied to other cities. There are pros and cons but for now, property value is cheap and it isn't going to stay that way for very long. Surprisingly though, the highest demand is for villas by IT professionals and 1000 sq. ft apartments by senior citizens. But there should be fast pace development because certain civic issues such as sanitation is not well maintained in Coimbatore.

2013 was a great year for real estate stability in Coimbatore. I think it outperformed every other city in the country. There's recently been a high demand for property in Coimbatore because of its sudden growth. There are now many IT companies and corporations that are shifting base to Coimbatore and this is attracting a lot of people to invest here. The land value is bound to appreciate and as of now, prices are very cheap as compared to all other major cities. Even the climate attracts people because it is healthy and less polluted. Tamil Nadu plans to transform Coimbatore as a new business centre just like Chennai.
