Q:
I am looking to buy a flat in Vadavalli. I recently read an article in
the paper that there is a water crisis in Vadavalli. Is this true?
Latest Answer: The water crisis in February was a burden for everyone staying in
Vadavalli and it's surrounding areas. It took a long time to resolve.
However, now the situation is fine. The Coimbatore Corporation has
diverted the water from the Pillor pipeline towards Valavaddi. So, at
the moment there is consitant flow of water to the homes in Vadavalli.
However, you can never trust the municipal corporation as these problems
happen again and again. I suggest you ask around in the area about the
current situation of water. But as of now, from what I know, there
haven't been any complaints by the residents of Vadavalli regarding
water shortage.
Q:
Hi. I want to rent a 3hk in the peelamedu area in Coimbatore. I've heard
it's a posh area. My budget is anything below 20000. A friend of mine
mentioned an apartment building called CKH Thulasi Encalve on Kamaraj
road. Anyone have an idea of this project. Also are there any options in
my budget?
Latest Answer: Haven't heard of CKH Thulasi Enclave, but the reviews online are pretty
decent. I stay in Shriram Vijay Hyde Park which is located in Duraisamy
Layout on Avarampalayam Road. I paid around a lack of deposit and am
paying a rent of 16k per month. Apart from the rent, maintanance is
3000k per month. From all the complexes ive seen, this to me is the
best. It has everything from a swimming pool to a clubhouse to a
library. They even have their own wi-fi. Come on, for 19k it is a really
good deal. Plus the people are really friendly and if you have kids
they will absolutely love it.

Q:
Hey, heard that some improvements and up-gradations were made to the Avinashi Road?Is it true? What did they do? I recently bought a property there. Please tell me there’s some good news coming my way!
Latest Answer: They proposed to make two layers on the road, But I don’t know if they removed the top layer of the existing road before laying new roads. I think most of the cities in the state don’t follow this. It is extra time and effort, but has better and lasting long term benefits. The real good news will be when they actually do that. otherwise, they’ll have to keep repeating this every few years, and you will have to take detours to commute to to other parts. Not trying to scare you or anything, the roads are perfectly fine on that road, no big potholes and all, so I guess it’s oki.
Q:
Hey, are the roads within the Neelambur area and the connecting areas good? I will be travelling everyday from Neelambur to Avinashi Road for work. Just want to make sure the roads are commutable.

Hey was just wondering if there are some decent lodges and hotels in and around Trichy road. The thing is we are soon shifting to Trichy road and our apartment cannot accommodate more than 4 guests comfortably. If there are cheap and good hotels around, then we can shift without worrying about it.

Guys, recently heard that some beautification is going to be done to the City Lake. Is anything else also happening around Ukkadam? Please share.
Latest Answer: Makes sense. Pollution is never good for water bodies. But, at least keeping it clean and beautifying should be done. If a city’s prominent landmarks are intact, it is good for the city and the people. A nice lake in the Ukkadam area can be of benefit to the area in the future in terms of real estate investments.
Q:
I don’t see many IT Parks in Coimbatore, but I hear many companies are coming here. How will they cater to these companies? Any new project is proposed by the Government? I really want to see the IT industry boom here man, Coimbatore has the potential.
Latest Answer: Oh yea, they’re calling it a Green industrial belt no? It’s about time we used the solar and wind power to it’s true potential. I’m with the Codissia on this one. I hope they can implement and finish it soon. I think the news article said it will be operational in 6 months, is that even possible, are they talking about the entire project or just these additional measures?
Q:
Guys, how much deposit do landlords in Ramanathapuram generally ask for?
Latest Answer: Actually, if you get house for rent in like a gated community or in like a proper residential locality like Avinashi road and Ramanathapuram, then 10 months rent money in advance, but if you go for multi-story buildings or independent houses, the landlords sometime reduce and negotiate the deposit money, they might exclude a month or two’s advance.
Q:
Hey, recently heard that some IT park is being constructed somewhere in Avinashi Road. Can someone who has more information regarding this, share?
Latest Answer: Well, I wish I could have helped both of you with an estimate completion date, unfortunately I don’t have that info. Anyways, I do know that this particular project covers about 28 acres of land and they are going to construct for 4.5 million square feet. Sounds huge isn't it? One more update about this project is that they are trying to convert the property into SEZ. If that happens, the wonderful for companies or people investing in this property. Some good companies and clients will get attracted to this project for sure.
Q:
Hey ppl, Want to get details of the rental scene in Ramanathapuram. Can people suggest good areas or colonies in Ramanathapuram and if you can add like average rent details also it’ll be great.
Latest Answer: One thing about Ramanathapuram is that if you go for good individual houses, the rent will not be less than Rs.30,000. But, you can be assured that these houses will be like nice bungalows, that’s why rent will be higher. Normal apartments in multi-story buildings are normally rented at like Rs.9,000 to 15,000. This is an average, you might sometime find lesser than this also, if you are lucky.
Q:
Hello Guys! I just got back from Australia a month back, and my wife and I will be leaving again after 4-5 months. Before I leave, I want to invest in a ready to move in apartment in any area within Avinashi Road. The reason I want to invest in Avinashi road is because it’s a nice and busy area, and I am thinking of renting out the house when I go back to Australia. Please suggest good properties to invest in! Thanks for helping out.
Latest Answer: Oh, don’t get confused, use it as an opportunity to list down all these properties, it’ll save your time. And hey in Manchester also people are selling apartments for 90 lacs and all. So, it’s pretty much in the same league as mayflower and ABC avenue. Most of these are resales, so typically you’ll get nice furnished ones only. You’ll find many more for less than this budget. Many big and small apartment complexes in Avinashi road, out of which these 3 usually are more popular. Talk to an agent or something man, it’ll make your life easier.
Q:
Hi People! I’m soon planning to invest my money in real estate. The thing is I’m completely new to the field. I don’t have much idea about the property rates and price trends going on right now. I want to invest somewhere in Avinashi Road as I have read some good reviews about the area. Can someone share information about type of properties in the area, per sq. ft price or normal property prices, so I can set a budget.
Latest Answer: One thing I’d suggest you to look at is land and plot investments. The prices have fallen like you wouldn’t believe, almost 40%. It used to be between Rs.700-1400 per sqft sometime in 2012, now you can find one within a range of Rs.350 - 870. However, I’m not sure why it saw such a fall. Properties overall coimbatore are increasing, maybe right market to buy lands since it is so less, as per my view it definitely can't fall much down. Anyways, if you or anyone find any information on why plot prices fell so much, do share here.
Q:
I keep hearing about encroachment problems in all the cities throughout the country. Tell me, is Coimbatore suffering from the same? I’m asking because I’m seriously considering this city for an investment.
Latest Answer: Yes even I’m aware of this problem. The officials from the town planning department of the corporation are currently doing a survey all around the different zones of the city. The civic body has gone easy on these miscreants so far. I think its because the corporation doesn’t have the strength in their numbers to deal with this problem with proper force. Even the town planning committee feel that they are falling short of staff needed to handle this encroachment issue.
Q:
Hey is the corporation really leasing out land for some sports complex? This is so interesting, does anyone know about this?
Latest Answer: Well the original ‘Semmozhi Poonga’ was planned with a land transfer of 45.25 acres. Seeing what little progress that one made, the corporation decided to take a portion of that land and turn it into a sports complex complete with swimming pool and a stadium. The funds allocated for this is Rs 3.85 crores. There is going to be enough scope for development too. I think this will help in the capital appreciation of nearby real estate. What do you guys think?
Q:
Whatever happened to the Coimbatore Corporation Master Plan that was supposed to take place in 2011? What sort of proposed developmental changes is it said to bring to the city? Where all is this project said to take place apart from Ganapthy?
Latest Answer: Finally! About time! Also they've chosen specific key places for improvement like Ganapathy, Kalapatti, Kavundampalayam, Kumarapalayam, Sanganur, Singanallur,Telungupalayam and Vilankurichi These localities were picked because they are places with high potential that has scope for improvement through all these major developmental changes. Also it is the sensible thing to do because the all trains are passing through these locations and hence metro projects and all should happen at they key points. But we shouldn't be too optimistic also. Let's see how this 'Master Plan' goes..
Q:
I keep hearing that Sai Baba colony in Coimbatore is a great place to invest in. But then why do I keep reading about the bad civic issues the locality faces? Anyone has more information on this? Is it a good choice getting an apartment here?
Latest Answer: Hey there's another problem i recently read about. Sai Baba colony's pathetic excuse for a burial ground! The near two acre plot off Mettupalayam Road appears more like a dump yard with footwear, domestic waste, debris and much more strewn around. Thorny bushes only complete the picture. This is very sad for the lower income groups living in Sai Baba Colony. they're the ones who actually use this site for a burial ground and they are upset with the fact that the place of final resting holiness has turned into some sort of garbage site. Problem was about 10 years ago, this was supposed to be converted to an electric crematorium for the Hindus. But that never happened and as a result, neglect has led into this scenario. Poorer people need to go all the way to Kavundampalayam to access a proper burial ground. This issue must also be fixed asap!
Q:
hello, I am aware of the water woes faced by the residents of Ganapathy and neighboring localities. What are the steps being taken by the corporation to solve this?
Latest Answer: While it is quite surprising that the project is actually nearing completion, it is important to know that this was possible for the civic body because of the new main storage reservoir that was being supplied to Pilloor 11, giving it about 65 million litres everyday. The point of the Pilloor 11 water tank is that it can now supply water to the areas that were previously being supplied by Pilloor 1 that was backed by the Tamil Nadu Water Supply and Drainage board. The Pilloor 11 project will supply about 125 million litres per day, which should be enough for Ganapathy and areas surrounding it.
Q:
Hello. I will be moving to Ganapathy locality soon. As i am very particular about rain water harvesting,I want to know if the issue has been taken seriously in the area or not.
Latest Answer: Yes, the issue of rain water harvesting has been taken seriously in the locality of Ganapathy of late, but it was not always like this. This is mostlu because strict measures were not taken by the civic bodies earlier. Now the minicipal corporation has warned that water supply will be cut off to commercial as well as residential buildings that do not have RWH structures installed. About 138 RWH structures so far existing already on building were found to be faulty and are being repaired in all 4 zones headed by the corporation. Additionally, the concept of rain water harvesting was promoted at the VOC park grounds recently by the city municipal corporation in the form of an exhibition.
Q:
So I read in the news that there are illegal constructions in areas in Coimbatore that are reserved for parks? Does it affect Coimbatore's real estate? What is the current situation?
Latest Answer: Have you heard about the encroachment at Sowripalayam? The Mint Homes developer had decided to encroach upon 5 crores worth of reserve space. He built a swimming pool and a club house in this area! After the petition was filed more than a year ago by Coimbatore Corporation, finally action has been taken against this builder. There are so many cases like this almost everyday. Now there are plans to form residents association and welfare voluntary organizations to develop reserve sites into parks. Hopefully well planned out development can take place in Coimbatore instead of land creepers, greedily creeping onto reserved sites.
Q:
A while back I heard about some plans to introduce metro rail and renovate the airport in Coimbatore. Are they really doing it?
Latest Answer: Yes of course, there will be a metro rail in Coimbatore in the near future, obviously. Statistics say that there are about 800-1000 buses that make their way through Coimbatore on a daily basis. If the metro rail is constructed, the streets will be much more free than they are now. And yes, there are also plans to upgrade the airport here to international standards. It is, of course, an international airport, but that is only for namesake. There is still a lot of upgrading that needs to be done. Currently, the terminal building has been modernised, and the authorities are looking to acquire land for the expansion of the runway.
Q:
Hey, can someone give me some information regarding the Sreevatsa Sankara project? Will I be able to book an apartment there or is it too late?
Latest Answer: Definitely a good idea! A relative of mine has already invested in that project, he bought a 3bhk apartment. The construction work is still going on, but I really like how the place is turning up. The project has been approved by major banks like HDFC, ICICI and Axis banks, so applying for home loans shouldn’t be a problem at all. The price rate is same for all the apartments – Rs 2850. I don’t think you’ll be able to negotiate much, because this project is very much in demand, and also the possession date is drawing close.
Q:
How is the Marutham Galaxy project? Any further developments? When can I get possession if I book an apartment there now?
Latest Answer: Hey I agree with everybody, I think it would be a smart investment, considering the locality. Coimbatore real estate is really climbing the ladders, so investing anywhere in this city is a smart idea, but Mettupalayam Road is one of those in-demand localities, where there is always a rush for any new interesting projects. So from purely an investment point of view, you will stand to gain a lot by buying an apartment at the Marutham Galaxy project.
Q:

Hey! I am planning to buy an apartment in Coimbatore and most of my recommendations are for the TVH Vista Heights on Trichy road. Is it as good as it sounds and will it be worth my money? Can someone give me the details regarding the price, facilities, area, BHK, etc?
Latest Answer: Hi ...TVH Vista Heights is surely a good choice, considering various positive aspects of this location on the main Trichy Road, vicinity to railway station/airport and educational institutions on parallel Avinashi Road. A mega project in Coimbatore for now would take some more time to complete the entire 12 Towers as planned and once done this is surely going to be a good return on investment !!
Q:
I have a large family and so I'm looking for apartments offering 4 to 5 bedrooms in a good locality in Coimbatore. Can anyone give me a good idea about the TVH Vista Ville residential project in Trichy Road? I heard they're building 5 BHK apartments and the project will have several luxury facilities.
Latest Answer: Yeah, the villas are a bit expensive; the square foot price alone is Rs 10000, which is huge compared to that of the 3BHK apartment – Rs 4300. You can look through other large residential projects for your family in different parts of Coimbatore. Click on this link http://www.commonfloor.com/ongoing-projects-in-coimbatore, enter your requirements and search for the perfect house for your family.
Q:
I’m thinking of buying a 3BHK apartment for my family. I might also invest in a house, if I get a good enough deal. What are the major upcoming residential projects in Saravanampatti?
Latest Answer: The Tannys Green Springs project is quite suitable for what you are looking for. It is located on the Saravanampatti-Kalapatti road, and quite near to the junction.
The 3BHKs are quite big. The total built-up areas available in 3BHK apartments are 1515 and 1650 square feet. The square feet price is a standard Rs 3500. The prices of these two types of 3BHKs are Rs 53 lacs and Rs 58 lacs.
You can also check out the AV Highfields. The square foot prices are lower there, just Rs.3000/sq. ft. and the 3BHKs cost 33 and 40 Lacs.
Q:
What is the stamp duty in Coimbatore?
Latest Answer: Stamp duty is typically taxed when you are buying immovable property. Some states in India levy their own stamp duties, while the others. just follow the central Stamp Act of 1899.
In Tamil Nadu, the standard stamp duty rate is 7% of the total market value of the property. But recently, in 2013, an extra stamp duty of 1% was introduced for registering the construction agreement. So you can now think of it as 8% for practical purposes.
You can pay the stamp duty by buying stamp paper of the same amount and printing the sale deed on them or by simply getting the sale deed franked.
Q:
What is the square foot price and possession date for flats in the residential project ‘Casablanca’ in Coimbatore?

The apartments are selling out like hot cakes and you better get started if you want to buy an apartment in the Casablanca project.
