Q: I have heard that big things are in store for Pocharam. Some kind of integrated township is coming up there. Is that right? Want to know more about this, I’m seriously considering an investment.

Hi all, This project is located close to Infosys, Genpact, Raheja Mindspace projects, where several other IT projects are coming up. Company is developing 1800 apartments, including 400 service apartments, on a 15-acre site in a phased manner over the next five years with the phase one of about 800 apartments likely to be completed by December 2015.
@Nagesh, The current residential property trend in the locality is Rs. 2670/sq-ft which is average price, apartment price is Rs.2030/sq-ft and Villas is Rs. 3300/sq-ft. There are some current projects in Pocharam such as Emerald Heights, Venkatadri Heights and Tanmai Homes etc. Popular builders in the locality are Ventura Housing Pvt. Ltd.,Modi Properties, Gharonda Builders and Developers, Vision Real Estates, Tanmai Homes etc.
I know the price details. So all the apartments are priced equally – Rs 2700 per square foot. So for the 2bhks, you would have to pay Rs 27 lakhs only, and for the bigger 3bhks you’ll have to pay around Rs 39 lakhs. But I think currently there is some inaugural discount going on, so if you’ve made up your mind to invest here, then I’d suggest that you try to avail of this discount. The best part about these apartments is that they come furnished by Godrej! Yeah there is some kind of a tie up between these two groups, and Godrej is providing the basic modular furniture for these apartments.
Ok so this is what I’ve heard about the apartments. Did you know that 400 of those apartments are going to be serviced apartments? Also I heard that the 2bhks are going to have a built-up area size of 1000 square feet, and the 3bhks are going to be 1460 square feet big. Its quite spacious don’t you think? I don’t know about the price details, if anyone know, can they please share on this thread? I’m really interested in investing here.
See, I wouldn’t advise that. I’d say that if you’re not in a big hurry, then you should wait out the first phase, while keeping regular tabs on it. Just to get an idea of the builders and the construction work, and how much they can stick to their deadlines. Trust me, this will help you make a better judgement about this investment. They will be developing a total of 1800 apartments over next five years, so never have to worry about the vacancy to run out.
Yep, you heard right. But you might want to know a bit more about the builders before investment. All I know is that they are the Satya Vani Homes. See the thing is what they are going to be developing is not exactly an integrated township. It is a satellite township, which is basically much bigger than an integrated township. So under this project they are going to be developing a number of apartments on a huge site, almost 15 acres. Its obviously going to be phase wise project. If you’re interested then you can go for the Phase I of this project which will be completed end of next year.
