SEZ in Kokapet

Q: Can anybody give me some information about the new upcoming land developments in Kokapet? I might be moving there soon and I want to know how this SEZ for IT firms will affect real estate in Andhra Pradesh?

Hi all,
Andhra’s major cities Hyderabad, Vishakapatnam, Vijaywada and Tirupati are linked by air, though Hyderabad has the only international airport presently. A new facility to ferry 40 million passengers annually is under development at Shamshabad. Excellent existing road and rail connectivity, with a number of new projects in different stages of construction and planning make Andhra Pradesh an ideal investment destination.

According to one of the company officials who had paid 35 lakhs for the land, no other IT company has started work because of a lack of infrastructural facilities and failure in HUDA operations due to the land issue that they were extremely busy with. The land bought was just kept in cold storage. This really seemed to demotivate companies to set up base here. that's why Sonata Software moved to another location and has space worth 78,000 square feet in Hyderabad. The real estate of Hyd is bound to pick up with any huge project such as an SEZ so long as it actually happens. This project is happening, just at a very slow pace.

Legal issues are precisely what has held up this project for so long. But as per a news article I read last sometime last year around April, I remember reading that the project is to begin soon and now that the Indian real estate market is doing very well and finally there is some political stability, project developers are everkeen on getting a go-ahead to begin work. Companies like Intelli Group, CBay and Infinite Computers have already submitted their building plans and these developments are likely going to take off very soon. In 2007 11 companies were allotted land. These were Google India (20.01 acres), Tech Mahindra (8.43) Patni Computers (24.04), Sonata Software (7.04), Intelli Group (4), Conexant (4.36), CBay (6.42), Cognizant (9.05), Qualcomm (7.34), DQ Entertainment (2.87) and Infinite (4.85 acres). Finally the project faces issues that affected the expansion plans for some of these companies.

Patni Computer Systems, Conexant, Tech Mahindra, Qualcomm and Cognizant Technology Solutions all actually backed out from this SEZ because of conflict over land litigation. However, there was land that was free from any dispute already bought by IT companies. HUDA asked those companies to start building their structures on their land but as of now, not one company has started work yet. HUDA ended up winning the court case against those other IT firms that opted out, and as a result wanted to push up the IT project asap. It will happen soon.

A lot of good things have been planned here actually, but you're right hopefully it will all be executed very soon. These companies were given this land on the basis of a 20 year lease and with a rent amount of 25 lakh per acre, and another 25 lakhs that was to be put for providing infrastructure facilities like water supply, electricity, good roads, and many more facilities at the SEZ. There was also a road connecting Shankarpally to Vattinagulapally that led to the Outer Ring Road. They should start the land developments pretty soon.

I don't know when these plans of SEZ in Kokapet will become a reality. The initial planning process started in 2007 by the Hyderabad Urban Development Authority. They wanted to develop land over 118 acres as an extension of Gachibowli and Hitech city and set up a number of IT and ITes companies to further improve the industrial clusters present in Hyderabad. Back in 2007, major companies approached forward to take the land on lease including Google, Tech Mahindra, DQ Equipment, and Intelli Group Asia Pvt Ltd. Ofcourse, this is very great and will bring about a lot of changes and prominent real estate value, but still I doubt the works have started as yet.
