Q: Hey my wife and I are planning to invest somewhere around the Ujjain road. But, before I go ahead and start looking for properties, I’d really like to know how the locality is. Any reviews, advice, and suggestions will be of great help.
I hope your idea behind this investment isn’t to move in immediately or for a ready to occupy property. Properties at Ujjain road are attracting investments in under construction properties and sale of residential lands. The area is less than 7 kms far from the airport, so I think development wise you shouldn’t worry too much. The IDA would definitely take some measures to develop commercial and residential properties around the area. Even if you plan to invest in a land and construct a house, the area is pretty serene and quiet. Not an ideal residential neighbourhood as of now, but it should get there soon.
Oh yea, if you type Ujjain road in the google search box, a list of plots available for sale pops up. It’s a developing area. There are very few community projects in the area as of now. But, I think it’s a great locality to buy plots. Plots are available at a slow as 5 Lacs in the area. The per sq. yard prices saw a recent dip of 5%, which makes it a good option to buy right now before it goes up again. There is no connectivity issue as such in the area, and in the coming years the connectivity will only improve, given its close proximity to the airport.
Hey, one thing that I know about Ujjain road is that it is a hot pot for lands and plots. 84% of the area has residential lands and plots for sale. To give you a brief overview of the locality in terms of living - you would find all basic amenities like schools, parks, hospitals, ATMs, bus stops, grocery shops, etc within a 5 Km radius. So, when you start living here you wouldn’t face any issues. Looking at it from an investment perspective, I would say this area is still a developing area. The prices are pretty low as of now, so investing in this locality wouldn’t be a bad option.
