Enviornment Clearance for Royal Rahadaki Greens Phase 1 GK Developers Rahatani
Q: I am planning to book a 2bhk here but skeptical about its EC status as its not cleared yet. Also, SBI has approved the project not sure on what grounds. Can anyone let me know the impact of booking w/o EC Clearance status as of now. ?
Hi Priyanka, Facilities such as road connectivity, markets/malls, educational institutes, banks/ATMs, nearby hospitals, ecological parks and other amenities are what a potential buyer should look for while buying a house of his dreams. In residential property investment, the customer focuses on the properties that have potential for assured rental yields and capital appreciation. This includes the residential projects which are close to their workplace, industrial hubs and locations with high aspirational value.
Hi all, One more piece of information i got from SBI website although its not clear if they are talking about Phase 1 or 2 ?Need to verify it in local branch. It is not negative discussion but this will alert other members before they go for a project like this.
i called up at the builder's office and they dropped off my call as soon as they heard "EC Issue", moreover there are 25+ flats in ready possession to be sold in D, E, F wings. If they have all clearances why are they shying away. I also dont want to be negative as i liked the plans and was interested in booking but its my first investment and i want to stay away from disputed property with unknown future.
Hi, I have the latest news on environment clearance for Royal Rahadaki Greens Phase 1 which indicates that the project got the environment clearance. Please see the serial no 101 on the link (https://ec.maharashtra.gov.in/files/SEAC-III_Buildinglist_5_07_2014.pdf) you will get right information.
That status is "SEAC refer the proposal to Environment Department, GoM".Normally if a project is approved it shall say "EC Recommended" . I called up at the environment Dept., Govt. of Maharashtra. They advised that the project is identified as a violation of EC and hence referred to Environment Dept. for future hearing from GK Builders. Moreover, there is a new secretariat now and elections coming around, they don't expect the resolution to happen within 6-7 months. That too, there is a court procedure involved.Mr Shetty was the concernd person i spoke to.
It would be interesting to know what is builder's take on this and what he suggests
Hi, I know that they didn't get EC and there are issues with EC in phase-I but good thing I liked is that they did not stop thier work. While they did not increase the floors in few of the towers and kept it on hold, they did work on -1 parking and podium amenities. I do not want to be very negative about the project.
