Hi, Last year i bought a plot in Hadapsar, Pune in for building a residential house on it. Now when I applied for the Loan the bank says that it need the document of the prior owner and the society in which the land is. My owner is outside India now and I don't know when he will be back. I visited the municipal office for this document but we could only trace the file number but the file is missing from land office record. What should I do now so that bank approves my loan as the house in under construction and soon I will need the money.
@Saurav, In fact you have not clarified as to which exact documents Bank is asking for. Depending upon that you can either try form Photo Zinco or Respective Asst. Registrar office of Revenue deptt. where the registration was done by the earlier owner.
Well siddharth, I wanted to know what all documents are needed to be checked before buying a land and what is the registration process are the charges same as flat or different?
@saurav, The list of documents that one needs to check before buying is municipal corporation approved plans along with the Intimation of Approval/Disapproval, Commencement Certificate, Title Certificate indicating the history of ownership of the property.

HI, You can search your property at Pimple Saudagar area. It is a good time to buy as there are a large number of property options available. Price negotiation is difficult as there is strong buyer interest in Pimple Saudagar. Property price here is quite affordable now. You can get 1BHK from Rs.30-40 lacs, 2BHK from Rs. 60-70 lacs, and 3BHk from Rs. 80-90 lacs. The current residential property rate in the locality is between Rs. 5600-6600/sq-ft.
But according to me Dhanori is home several under-construction and ready-to-move-in projects available in wide price range of Rs 20 to 80 lakh.
