Q: Hi, I have booked a 1BHK flat in Basera Enclave Sec-K, Lucknow through broker 19504 - S.S.REAL ESTATE CONSULTANT. and just wanted to check if I can get some amount refund from them. Also, can you let me know when the posession will be available, do i need to go through broker or I can directly contact with Ansal.

Your help will be really appreciated in this regards.

Hi,
If you do choose to go it alone, you better make sure that you do all of the things a Realtor would do. Check comps in the area to make sure you are not overpaying this includes listings currently on the market and recent sales. Verify all the legal documents from local bodies, check whether the environment clearance has been received by the developer or not, check the bank approvals, check the registration papers where there is clause for delay possession and all that. Doing this you will save 2% of brokerage.
