Q: Hi. I'm a UK based entrepreneur, I'm going to wind up my business here and return to my hometown Kochi. I want to stay in Vaduthala, would you suggest I buy a flat or buy a plot and construct a house?

Hey, the social infrastructure of this area is quite good. There is a small town in Vaduthala. Moreover, the reputed Don Bosco School is here only. You can also find some other schools like Chinmaya Vidyalaya, Archbishop Attipetty School etc here. The nearest hospital to this locality is the Lourdes Hospital.

Vaduthala has a good infrastructure. It is one of the best suburban localities and is located in between Pachalam and Chittoor. There has been a railway line that has been proposed that connects the international shipping terminal to the airport.

The thing is, that junction has so much traffic chaos every morning, and on top of that they go and put a level crossing in this area. It is such a tight situation that even ambulances here get trapped for very long time. It is also very dangerous because many accidents have been happening recently. It is important to remove that railway crossing in this area.

Guys, The decision to widen the road from Vaduthala Railway Gate to Panchalam Junction was taken last year, thanks to the the initiative shown by the Ernakulum Residents Welfare Association that the project got its approval. Still for some reason executing the plan is still taking very long time.

One thing you should know about Vaduthala is that this place is a little accident prone, mainly caused by all these narrow roads here. The residents even complained about this. They filed a petition and submitted it to the Kochi corporation and finally got approval for road widening works from Kochi mayor.

The price range for apartments in Vaduthala lies between Rs. 30 lakhs - Rs. 1 crore (and above). The land prices fall in the range of Rs. 6 - 7 lakhs per cent. Now if you are looking at immediate occupancy, security and amenities, it is advisable that you buy an apartment as opposed to buying land and building a house. That would workout better for you. There are a number of residential villas you can check up as well, which has a price range similar to that of apartments.

Hey! If you want to stay away from the hustle and bustle of the main city yet not be disconnected from the city as well, then Vaduthala is a good option. Vaduthala is quiet and calm place, it is easily accessible from main city areas in Kochi. As far as I know, the apartment prices start from Rs. 30 lakhs and go up to even Rs. 1 crore, depending on the number of bedrooms and other facilities they provide. Instead if you want to buy a plot, you would have to shell out probably Rs. 6 - 8 lakhs per cent and then bear the house construction charges as well.

Vaduthala is not exactly the heart of the city, but it is well connected to main city areas like MG Road and Edapally. I'm not too sure about the land rates in Vaduthala. But if you're looking at apartments, a 2 BHK flat costs around Rs. 35 - 40 lakhs and a 3 BHK flat costs Rs. 50 lakhs and above. You can check up apartments like DD Silver Stone and a number of other residential villas that are for sale. If you have children, there are good schools in the proximity. Also, there are supermarkets, hospitals and ATMs nearby.

As you may know, Vaduthala is a suburb in Kochi city. It is a pretty peaceful place, but fast developing as well. Land rates as of now stands at approximately Rs. 6 - 7 lakhs per cent. I'd say that is decent compared to skyrocketing prices in other areas of the city. As an alternative, there are a number of apartments in Vaduthala you can also look at. A 2 BHK apartment would cost you anywhere between Rs. 30 - 40 lakhs. As compared to buying a plot and building a house there, buying an apartment would cut down expenses for you.
