The rental and capital value in Miyapur are affordable as compared to other areas of the city. Miyapur is yet to see the technological prowess of the Hyderabad Metro Rail (HMR), which once laid out, will conveniently connect this locality to the farthest reaches of the city. This phase of the Metro aims to connect Miyapur to the central parts of the city through the surrounding areas of Kukatpally, Gachibowli, Madhapur, etc

Hi friends. I agree. Even I was looking to buy property in Miyapur at that time. I was plesently surprised when I saw this but I had been expecting it. I still expect it to go higher mainly because the projects in this locality are getting completed at a very fast pace and by the day, newer projects keep coming up. It could also be because the price of the raw materials like cement and iron has gone up. So if the price stabilizes, it hits the already existing projects badly and the builders increase prices to make up for losses.

Hello! Miyapur is one of the high rise areas around the city and it is expected to have a good rate of appreciation in the near future. I mainly like it because it has lots of lakes and parks making it a very pleasant locality to stay in. The prices were at an all time low in 2009-10 but they picked up very quickly in 2011 and since then it has only gotten better. I remember, when I had checked the prices in 2010, they had picked up by about 10-15% and then again in 2013 when I checked back, it had again picked up by 10%.
