Hi, Planning to buy an 3 BHK Flat in NSG Royal One, Pimple Nilkah. Does it have all the approvals and clearances ?

I heard form somebody that it has some legal issues.

Hi Guys,
I have visited NSG Pimple nilakh recently and found that the rates are high as compare to area and now a days builders are using build up area for sale instead of carpet area and loading is very high so, I was offered an 2BHK 949 sq/ft for around 60 Lac. Is it a good buy or not?

Hi,
Price can be negotiated further. Even i think the rates are too high but in this area a 3 BHK closing in Rs. 75 lakhs looks good. Project is compact but stylish. Considering the possession date May 15, They must have started project on much lower rate than 5500. So they might know it and open to negotiations.

Thanks Nitesh for the post, I too went to the site and saw the sample flat etc. I agree with you to an extend. But Pimple Nilakh comes under PCMC ( To my Knowledge) and the Poject is approved by PMC. Won't that is an concerned.

Pimple Saudagar, Pimple Gaurav and Pimple Nilakh is a suburb of Pimpri-Chinchwad which covers an area of about 181 square kilometers. Whoever has mentioned PMC, it is wrong.

They quoted 5500 psf and are ready to negotiate.

Yes, the project is approved by PMC and till now there is no legal issue with the project. Better visit the site and check all the legal documents, connectivity, basic facilities from the project site or take advise of a legal expert.
