I heard that Sector-44,Gurgaon is not for residential purpose.

Q: Is this location suitable for residential investment or not? Is there any builder having project in this location? How is this location?

Hi jay,

sector-44 is good residential area in term of locality and connectivity. In my view it is covered by commercial and residential project. but in other hand rate of investment is quite high in this location , if you are really going to reside in this location then it is good option but if you r taking as investment purpose then look outer gurgoan where u get max return in upcoming yrs.

Yes you are right. As per my knowledge ,it is a good locality, full commercial sector total IT hub, public facility easily available. The rate of investment in this location is high. It is one of the better-planned IT hub in Gurgaon. It is surrounded by other sectors like Sector-43, Sector-45 & Sector-41. This sector includes many major schools & colleges. In economical point of view this sector has plenty of hotels & restaurants & malls near it's vicinity. In my point of view this is a better commercial place having all amenities & high class infrastructures.

Major schools like K R Mangalam World School which is 1km away , Shalom Hills International School is 1.4 km away & Amity International School is very near to this Sector. Colleges in & around this sector are Unitedworld School of Business & National Law College . Major Pvt & Govt. banks near to this sector are INDIAN Overseas Banks, State Bank Of India ,IDBI bank ,Axis bank & Bank Of Baroda. Some major hospitals surrounded this sector are Max Hospital & Mayom Hospital.

Hi all,
In my point of view, it is well connected to other parts of the city by Huda City Centre Metro Station which is very near to this location. It gives major advantage not only in connectivity point of view but only transportation also. That's why this area a major IT hub in Gurgaon.

As per my knowledge, as of now there is no on-going project on this locality. But near to this location like Sushant Lok I, is a good location having residential projects .If you want to invest then this location will not offer you any residential project.Because this is totally commercial sector.
So in my point of view you better search in nearby sectors of this location.At least you will have better connectivity & all facility like this sector.

Hi jay,
Adding to this IFFCO Chowk Metro Station is around 2 km from this sector. Huda City Center Bus Stop is around half kilo meter away from this sector. To this sector water is being supplied by Haryana Urban Development Authority(HUDA) & Electricity is provided by Dakshin Haryana Bijli Vitran Nigam (DHBVN).
