did himgiri greens get all the necessary permission from cidco for development of land . is the title clear.?
should I pay the booking amount they are asking full 20%. m worried as it's still not started construction n ll start in November . should I go for it?? pls advice.

Hi,
It is important to have your agreement checked by a lawyer or a knowledgeable person, so that the builder does not include clauses that are to his advantage and your disadvantage. If it contains any such unacceptable clauses, please have them struck out or suitably modified before you sign the agreement. Do not make any payments unless this is done.

Price will start from Rs. 7.95 lacs to 9.42 lacs for 1RK, Rs. 14.37 - 14.65 Lacs for 1BHK and Rs. 24.05 lacs for 2BHK and Rs. 26.95 lacs for 3BHK.

The date of delivery will be December'2016.

Well Vinay,
Khalapur is situated in Raigad district of Maharashtra is a developed area which is pulling a lot of people from attached places. It is basically a suburb of Karjat and lies between Chauk and Khopoli on the National Highway. Karjat , Khopoli and Panvel are the nearby towns to Khalapur which are well connected through road transportation. The nearest railway stations to Khalapur include Dolavali, Kelavali, Khopoli, Panvel, Karjat, Khandeshwar and Lowjee Railway Station. However, Thane is the major railway station that lies near Khalapur. Almost all the major banks have their offices here which make life more convenient. Similarly several schools and hospitals are present in the nearby areas.

The current residential property rate is between Rs. 4550-4700/sq-ft.

Hi,
It is very difficult to say that whether the builder has got all the permission or not. If you ask from the builder or its sales executive they will tell you that they have got all the approvals but who knows the realty. So, go and visit the site ask the people who has booked the property in it. Visit the nearby Municipal Corporation or CIDCO office ask him to show the permission. Then decide where you should go or not. After all it is a matter of your hard earned money.
