If the area of the plot exceeds 10,000 sq m(2.47 acres), then the developer is expected to compulsorily earmark 10 per cent of the area as OSR excluding the area of public roads and the same shall be transferred to the authority or local body free of cost through a gift deed. In my point of view, one more thing is important that, it is necessary to pay the OSR charges before obtaining layout approval. Certain layouts designated for infrastructure projects or classified under special categories such as the Archeology Survey of India ASI) restrictions may not get approval.
Hi Mr Venu, As per my knowledge, If the area of the layout is greater than 10,000 sq.m, the owner/developer must reserve 10% of the total plot as OSR. This does not include the area reserved for public roads. In case of plots that have a total area between 3000 sq.m to 10,000 sq.m ,the owner/developer can either reserve 10% of the plot for OSR or get an exemption from OSR.
Hi Priya, As per my knowledge, Tamilnadu Town and Country Planning Act has made open spaces a prerequisite in large plots for obtaining planning permission.This reservation of open spaces for community purposes in large plots exceeding 3000 sq.m is known as Open Space Reservation (OSR).
