People buying here are mainly investors and end users. But only go in for a long term investment. More than 5 years for sure. More infra projects will come up by then and more will be the price appreciation. Best of luck! :)
Hey for a 2 or 3 bhk aartment, capital value starts from Rs 1800 per sq.feet. So cheap. But there is not much demand for rental projects here yet. Mostly for plots.
Average plot price varies between Rs 3,000-4,000 per sq yd, which is quite reasonable. Hyderabad Corporation approved plots are more expensive about Rs 3500 to 5000 per sq. yard.
Right now I suggest you invest in 200 sq yard plots because they will give you better returns. there is lot of demand for plots in this area because of new IT companies and ORR project.
All these infrastructure developments are what is making Ghatkesar grow and develop. This locality was a village at some point. But now people living here are selling their land to get in on the price appreciation.
Ghatkesar is a good place to buy property. If IT companies seem to think so, it must be true. Companies like Infosys and Genpact are here. Also Raheja Mind Space IT Park already having 150 acres of land is looking to expand more in Ghatkesar
Yeah even transactions went up by 10%. The reason for all this price appreciation and demand is mainly because of the 160 km ORR project happening close to Ghatkesar.
I remember in October 2012 when my uncle bought a plot in Ghatkesar, property values had appreciated by 10 to 15 %. So I think Ghatkesar has lots of potential to give you good returns.
Definitely Ghatkesar is perfect place to buy plots. Property prices are cheap and not so expensive like Warangal highway. Places on outskirts like Ghatkesar make for good investments.
