Real estate sector of Kothapet in Hyderabad

Q: Hello. What sort of locality is Kothapet? Is it developed? I'm thinking about getting a house here and I want to know about the real estate potential of this locality. Will it be worth it to invest here?

I've heard that middle class people cannot afford property here. They don't want to shell out anything more than Rs 1800 to 2000 per sq. feet. This is understandable because Hyd has always known to have cheap property prices. People aren't used to this yet. It will still take some time. But do go in only for long term investment in Kothapet! Best of luck

This metro rail project will help improve the real estate markets of other surrounding localites of Kothapet like Uppal, Habsiguda and Tarnaka on an immediate basis and Begumpet, Jubilee Hills and Hitec City.

I remember a year ago, when my aunt bought a flat here, it only cost 25 lakh. But now that same flat costs 35 lakh. Prices are rising quite fast.

Ofcourse prices are rising. All suppliers of properties are using all the present infrastructure facilities and improved connectivity through metro rail and ORR in order to boost their sales.

I think it is a good idea for you to invest here. Most of the residents in Kothapet are either people working in agri bsed industries or at the SEZ in Uppal. Even government officials seem to want land here now.

Yeah apparently even the number of transactions have come down and now it is only 6 to 7 queries per week.

That's the thing though. I think all this development has pushed up prices, which is great! But people are finding very difficult to buy the property. It has become quite expensive.

Lot of plots and independent villas and houses are also here. This costs between Rs 75 lakh and 2 crore. That is very reasonable. So I suggest you go ahead with your investment :)

Yeah but metro project is attracting lot of interest from investors, especially within a 3 km radius of the project site.

The maximum demand for property here is 2 and 3 bhk apartments and buyers want prices between Rs 20 to 40 lakh. But starting price of 2 bhk is 25 l and 3 bhk is 70 l.

Actually that is the exct problem that property buyers in Kothapet are finding now. Sellers are very happy because prices are rising. But buyers can't afford this price rise.

Hey very good news if you want to invest in Kothapet. The Nagole- Mettuguda Metro Line is going to be connected here. This will connect north and east parts of Hyd so kothapet is one of those places. prices will rise for sure.
