Hi all,
What is the future about Wagoli, Pune? It is heard that the Metro will be extended up to Wagholi or further ahead? What is the fact?

Hello saurav,
The area is seeing over demand from Kharadi, an IT hub of the city. Kharadi has almost reached to its fullness in terms of real estate development and offer property within the range of Rs 5800 to 6000/sq-ft, Wagholi comes as an affordable bet for those with limited budget with prices in the average range of Rs 4200/sq-ft. As for the metro, the decision is yet to come out.

some of the factors which Influencing like affordability, improving social infrastructure, civic amenities and the existing good educational institutions such as schools and engineering colleges are creating considerable interest from end users and investors in this location. Moreover, Wagholi is now scheduled for action within Pune’s municipal limits, which means that water and electricity supply will be regularized.

As far as its property price is concerned currently, residential prices in Wagholi range from Rs.3800-4200/sq.ft., A number of large and local players such as Karia, Kolte-Patil, Goel Ganga, Belevekar Housing, Konark Builders, Mantra Properties, Marvel Group and Eiffel Developers are active with mid-income housing projects in the area. This area has seen steady appreciation in property rates approximately 15-20% in yearly basis.

Well Rohit,
Apart from that it offers its buyers affordability and value for money factor. There are many new projects lined up in Wagholi. The Nagar Road has developed into a six lane road. Also, it will be a straight line to the Ring Road which will be surrounding Pune. A new four lane flyover connecting Wagholi to Shikrapur is also proposed on this road. With such infrastructure projects lined up, Wagholi has an extremely high investment potential. And return on your investment will be unexpected.
