Permissible FSI on a residiential plot 39ft x 37 ft. in the rear side connected by a 10 ft. passage to a 40ft.road
Q: This plot is situate on the rear side of the main plot connected by a 10 feet wide and 60ft. long passage to the adjoining road (40 ft. wide) in Chennai CIT Colony, a residential area in Mylapore,Chennai-600004. What is the maximum FSI for construction of a residential building in this rear plot and maximum stories that can be built as per Chennai Corporation Building Rules?
Hi Sridharan, As per my knowledge, Floor Space Index (FSI) is the ratio of the total floor area of buildings on a certain location to the size of the land of that location. Chennai Corporation is issuing building permits to all the buildings including CMDA`s special buildings, multi-storey buildings and layouts after taking over the land left over for road portion and the land reserved for open space reservation etc. after the planning permits issued by CMDA.
In my point of view, FSI is different for different types of buildings. Buildings are of three types that include Ordinary buildings, Special Buildings and Multi-Storeyed buildings. The ordinary buildings have a height lesser than 30’ while special buildings have a heights less than 50’. Multi-storeyed buildings, on the other hand, have a heights greater than 50’.
