When is the possesion of Delta Tower, Ulwe, Navi Mumbai?

Hi,
I am planning to buy a 3BHK flat in Delta Tower, Ulwe, Navi Mumbai. Can you tell me the price? Which local body has approved this project and what are the finance option?

Hi Sunil,
A 3BHK in 1660-1675 sq-ft. will cost you around Rs. 1.07 crore to Rs. 1.08 crore all exclusive. Stamp duty and Registration charges are not included in the price.

Delta Tower by Rehab Group is CIDCO approved project and ICICI has approved this project for the housing loan.

Can anybody guide me, how is Ulwe as a property investment? I have heard that there are electricity and water issues since i am looking for property at Ulwe.

Hello Sir,
Ulwe is one of the popular investment hub of Navi Mumbai. However the infrastructure is in developing phase. As the nearby localities and industrial corridor at Raigad will come into existence, all the problems are expected to get sorted out.

Well Ashish,
Yes, most of the issues are sorted out. In Fact, tenders to level the mountains around Ulwe have also been successfully issued by CIDCO. Invest in 2 bhk Flats in Sector-8/9/16/17. These would be at slight premium than other sectors but will reap richer rewards.

It has great connectivity to Palm Beach Road, Vashi, Mumbai - Goa Highway, JNPT, 60 mtrs. from the proposed Baman - Dongri Railway Station, 10 mins drive from the proposed Navi Mumbai International Airport etc.

The current residential property rate in the locality is between Rs. 4900-5600/sq-ft.

Currently, i am staying in Chembur. I want to buy 2BHK in Navi Mumbai. My budget is 60-70 lacs than which is the best option for me as a investment Panvel or Ulwe?

Hi Sunil,
Ulwe would be a better option due to its proximity to most of Navi Mumbai. Infrastructure is almost there with connectivity to Mumbai. Added infrastructure which has been promised by CIDCO like Airport and Sealink will surely put an icing to the cake. I would suggest you to go for Panvel as a 5 year investment with sound returns and rental value.

The expected date of possession will be December'2016 and almost all the leading banks and financial institutions are offering loan for this project.

Yes, the price is negotiable but the depends on the buyers how much they can bargain in the deal.
