Hi everybody,
I would like to invest in either Thane, Panvel or Pune as my budget is rather limited and this is for investment purposes only. I do not plan to live in the property as I would like to sell it after a few years post appreciation. What do you recommend?

Hi Sunil,
Thane is in the process of gradually pick up the equal worth status on par with western town like kandivili and Borivili. It will achieve that in the coming few years. But in your budget finding something good will be difficult in Thane. I personally feel that the in your limited budget extended western suburbs of Vasai and Virar would give better returns. Try and buy close to the stations even a 1RK will bring good returns.

How about the project connectivity and which are the neighboring areas? How far is the Thane Railway Station from the project site?

As far as project connectivity is concerned, you can reach all parts of Mumbai easily with Eastern Express Highway connecting South Mumbai and the Central Suburbs. Ghodbunder Road offering a passage towards Borivali, Mira Road, Kalyan, Navi Mumbai and Pune. Puranik City certainly connects you to all parts of Mumbai Metropolitan Region. Very conveniently and easily. And that’s not all From this city, Thane station is just a mere 10 kms away.

You can fetch excellent returns in 1-2bhk flats on Ghodbunder Road which should be located close to the Thane West. General understanding is to hold a property for atleast 3-5yrs to fetch excellent returns.

Price on GB road varies from Rs. 8000/- to 8,500/- This depends mostly on the builders reputation, Location and the amenities provided by them. Make sure that all the approvals, connectivity, basic facilities are in place before investing in any property.
