Can I choose Dwarka expressway location for investment?
Q: I am a first time investor. Dream to get high return by investing in real estate market. Kindly advice me is it the right time to invest in this location?
Ok , so far I under stood why choosing Dwarka expressway. Now kindly advice me about Gold course and New Gurgaon....... Kindly share some information which will help me to decide where I can focus.
Hi Nithin, Golf Course Extension Road and New Gurgaon are the most active real estate markets in Gurgaon, witnessing maximum launches. Many developers have launched projects across New Gurgaon in Sectors 82, Sector 83,Sector 85,Sector 91 and 92. While many projects are under construction and several are ready for possession, the demand is still low.
As per my knowledge the increase in occupancy rate will have a direct impact on the property values and the area will become an upscale locality of Gurgaon. Overall, Golf Course Extension Road is the emerging hotspot with well planned residential and commercial spaces. The area is seeing buyers and investors from niche segment of the society and it is poised to grow soon.

From investment point of view, few locations of Gurgaon still face problems of under developed roads followed by lack of basic facilities like shortage of water supply & sewerage . Initiatives have been taken by the government to solve these infrastructure issues but there has been no speedy implementation. But With the increasing number of corporates operating out of Gurgaon, coupled with the limited availability of mid-segment residences in Gurgaon and Delhi, Dwarka Expressway is fast emerging as an attractive alternative for investors and end users.
Some time back Gurgaon was an investor and an end user driven market. But currently it is only the end-user who is investing across premium areas such as Golf Course Road, Golf Course Extension Road and a few areas of New Gurgaon. why investors are not showing interest is that there is not much appreciation post investment .
As per my knowledge ,Dwarka Expressway is an alternative access route to Gurgaon from Delhi and is close to the IGI airport. With the entire physical and social infrastructure being developed anew, the developments around it would provide quality life and ultimately have good end-user demand.
Localities such as Golf Course Extension has been rapidly picking up pace in the past 1 to 2 years. With booming property prices in the neighborhood localities Golf Course Extension Road is also witness to increase in the number of transactions and property prices.

Hi All, In my point of view, in addition to the availability of good infrastructure and basic facilities nearby, connectivity today is a key factor while buying property, as properties that have come up near expressways have always given higher returns. So investors & home buyers are more preferring this location. Although there is a fear of market down .
Yes I heard in news that the recent assertion of the Union ministry of urban development to speed up the construction of Dwarka Expressway will only make the sectors in and around the expressway prime destinations for investment. Definitely there is a chance of market down fall , if the this Expressway will not complete with in time. It's already been late.
As per my knowledge, the area’s proximity to suburban business districts of Sohna, Cyber City, Golf Course Road and even to the peripheral business districts of Manesar can be decisive for the growth potential of the property market along the Expressway. According to me ,in long - term investment ,the Dwarka Expressway is a practical investment.
From investment point of view, current market is little bit slow down. Still there are many construction happening in & around this area. Many reputed builders have launched their projects & in the absence of pocket-friendly choices anywhere else, Dwarka Expressway is a promising deal.
Hi All, According to me, If the expressway project gets delayed, there would be genuinely low interest in the area, less re-sale units transacted in the market and therefore, there wouldn’t be any fresh money in the local real estate economics. In the long term, however, the market is sure to pick up. Dwarka Expressway where work started in 2011 and was scheduled to be operational by 2012.
Hi Nithin, Yes Mr Naveen , exactly further delays because of litigations and land acquisition have pushed the deadline to the year 2017. Buyers have taken the cue and therefore there is a lull in the market. Who can say what will happen ? So my opinion is better to concentrate in Golf Course Extension Road and New Gurgaon.
Hi Nithin, My opinion is dwarka expressway , golf course extension road & new gurgaon are best for residential property investment & end use also. The city is witnessing major infrastructure development like Dwarka Expressway and the KPM (Kundli-Manesar-Palwal) Expressway, which could be enough to boost the real estate market in future and if infrastructure issues are resolved, the demand is expected to match supply in the next two to five years. So deal wisely.
