What is the current situation of Velachery ?

Q: I am planning to invest in Velachery, I was told that this place is becoming a bad nightmare in Rainy days .Kindly share some information....

Hi all, end of the day when it rains for one hour or few hours whole chennai metropolics becomes venice, water logging anywhere and everywhere, well coming to velachery, the velachery main road from check post thru Phoenix mall , gurunanak college, westin Hotel via dhandeeswaran market place to vijayanagar will become inundated with so much water, so much water logging with the roads in bad condition, and it is not more than 40 to 50 feet width, coming down to 35 feet in come places will be nightmare, even in dry period, forget about rainy season, but just quarter to half kilometer across in the velachery 100 feet, bye pass road, there is absolutely no water logging, or any water stagnation in any form, or in any way. it is the best road and best place to look, choose and to see this in real during rainy season. it is not that overall velachery is water logged, it is in some places is very bad, some places bad to average, and some places there is no water logging even after 2 days rain

Hi Hemanth,
As per my knowledge, Velachery is one of the prime residential localities in Chennai for both sale as well as rent. Several major infrastructures are going to construct in this area. This location is becoming a hot spot for investors as well as home buyers , primarily due to its strategic location just off the Old Mahabalipuram Road (OMR).

As per my knowledge, The locality is all set to get another boost with the announcement of several road infrastructure projects. While some of these are already underway, others are in the planning stages. Velachery is situated close by to less premium localities. Both private and government schools and colleges are found in abundance along with the prestigious IIT Madras.

Yes Mr Venu , I agreed with you. As per my knowledge, Hospitals and nursing homes are also present here. Velachery is one of main street retail hubs that also house numerous malls and restaurants. Parking is also easily available in this locality. Velachery water supply comes from the Chennai Public Works Department (PWD). The electricity supply in Velachery is managed by the Tamil Nadu Electricity Board (TNEB).

Hi Guys,

I came to know from news that Highways Department is planning to start work on three elevated roads and a skywalk in the locality. This news made a lot of noise in Chennai real estate market. But physically nothing has been started. All are still in paper.

Hi hemanth,
Yes that's right . What you saw in news ,where is it happening. There are some other projects such as the extension of the Pallavaram-Thoraipakkam Aerial Road to East Coast Road (ECR). This would enhance connectivity to ECR. Earlier people had to reach ECR via Thoraipakkam or Shollinganallur.

Another road which is under construction is the Tharamani Link Road. This is a major road that leads traffic to OMR. These all news driving many investors as well as home buyers towards Velachery but major thing is in rainy season this area is becoming bad nightmare for residents . Some of the roads in the locality are completely damaged and create a lot of hassles in the rainy seasons.

So it is not like Velachery is a bad place. it is actually one of the hot spot in Chennai . Yeah there are some drainage problem .
As per source, in year 2009 , the average residential price of this area was 4150/sq-ft. And in year 2014, this rate jumped to 7400/sq-ft. This hike in rate shows the popularity & development of velachery.

Hi All,
According to me, Drainage problem will be taken care by Chennai Govt. Every body knows that Drainage & drinking water is a issue in Chennai. But not in all parts of Chenai. So you know that Velachery is one of the most prime location in Chennai but while doing investment or buying or renting home you should be care full.
