The current FSI stands at 1.5 in Chennai for ordinary building (Not more that 8 units or high-rise building).
Plot Coverage - At the ground floor, the constructed area coverage shall not exceed 70% of the Land area. This means the entire construction, though within the norms should not be done to cover the entire plot. This ensures opens space which is essential for air, natural light and safe in times of emergencies.
Setback Space - Front, side and rear setback shall not be allowed as per the Regulation. The details may vary depends on the dimension of the plot.
Height of the building - It should not be exceed 1.5 times the width of the road or maximum of 9 meters.

Currently the permissible floor space index (FSI) is 1.5. If multi-storeyed buildings are permitted in planned areas, builders will be able to develop a maximum FSI of 2.75.
FSI can be availed on all plots adjoining roads that have a minimum width of 30 ft. The premium FSI for plots adjoining roads that have a width of 30 ft or more and below 40 ft is 20 percent of the normal FSI.

All lands are categorised into 10 zones like Primary Residential Zones, Mixed Residential Zones, Commercial Zones etc. And the FSI is different for different class of building, and for different land use areas.
FSI for Ordinary Building - The Ordinary Buildings in Chennai Metropolitan Areas (CMA) is considered as Primary Residential Zones. The FSI for these Ordinary Buildings are 1.5. This means the total Plinth area shall not exceed 1.5 times the plot area in which the construction is taking place. To arrive at the floor Area that could be constructed, the calculation must also take 1) Plot Coverage, 2) Set Back Space, and Adjoining Road Width etc.
